Pros:

I love living at Avalon West Chelsea. It's amazing. Great location and quality concierges.

Cons:

The only reason I can't give it 5 stars is because there is a non stop problem in the lounge. The lounge is for residents and a guest. However, there are large groups of people having a "convention/party" constantly in the lounge. It's impossible to have a peaceful experience when this happens....more often than not.So please Avalon West, enforce this rule. Check the cameras once in a while. You'll see the evidence of what I'm describing. Thanks.

Cons:

For a better quality of life, chose another community. There are plenty in Manhattan with better amenities and people! Avoid having to deal with: -Incompetent "senior" staff-Being subjected to the unfathomable yearly rent increases-Inefficient Maintenance-Service -On-going Construction (dirt/grime seeping in from the windows and AC/heating units, noise, contaminated water. This community has a slew of internal issues and everything is decided by the leasing office. In other words, don't rub the leasing staff the wrong way or else... It's a shame Avalon has given so much carte-blanche to such under-qualified individuals. Sincerely, -Your friendly, trapped in a lease tenant

Pros:

Love. Love. Love. I got nothing but LOVE for the Avalon West Chelsea. Do you want to know how I found Avalon West Chelsea? I typed the words: air conditioning, doorman, cold storage, elevator, and in unit W/D into a New York apartment search. :-) Apparently, that wish list is hard to find. Because then, my search was narrowed down to 5 apartments in Manhattan. I knew I wanted a new building. In Chelsea was perfect. And... I really wanted water views, an outdoor patio with BBQ and a great gym. What I hadn't counted on was the amazing people. People are always talking about how rude New Yorkers are. So busy and rushing everywhere. But, that's not the Avalon West Chelsea. I was truly blessed to find them. It may sound silly but I think it was kismet. That was my building. That's where my family was meant to be. The universe smiled on us.We lived in our little NYC studio on the 21st floor for almost 3 years and loved every minute of it. We loved living by the Highline, watching sailboats on the Hudson, hanging out on the 8th floor lounge, and soaking up everything New York had to offer. It was the perfect location for all our business trips too. But the best part of our experience was the people. Robert in the sales office -- always a smile and a true professional. He always kept things running smoothly. William and Daryl at the front desk -- You'll never meet nicer doormen. Always a kind word and they looked out for us. Our neighbors -- thoughtful, funny, and caring people. They are all charming friends we'll love forever. Our Avalon family in New York will always be close to our heart. They made our tiny studio apartment feel like home. It was a magical time.Do yourself a favor!! GO SEE Avalon West Chelsea. Trust me....you'll fall in love with it, just like we did.

Cons:

I can't really recommend this building. There are several things you should be aware of before you move in.1. If you face the river to the west, the helicopter noise from the heliport is INSANE. It's almost non-stop on the weekends, 7am to midnight. And it's not a light buzz... a lot of their engines are so large that it will literally vibrate your apartment. And, even worse, I've had landings wake me up at 2am and 3am. I'm pretty sure that's illegal, but, welcome to Manhattan, where you get to flout the rules if you have enough cash. It'd be nice to be able to open our windows on a sunny weekend, though :(2. If you face the north or east, you will be dealing with constant construction noise and flood lights all night long. It's really bad. Our friends moved from the east-facing side to the west-facing side and said it's slightly better. But Hudson Yards will be under construction for another 10 years, estimated. Just be aware. BEEP BEEP BEEP BEEP BEEP BEEP goes the forklift as it backs up at 4am!3. The city has allowed the Sanitation Department to park their garbage trucks all along 11th Avenue, 28th St. and 29th St. There is trash everywhere, all the time. Like, imagine what a stadium looks like after a concert, and that's what you'll be wading through every day. On top of that, oh man, the smell in summer is just horrible. That's what greets you every time you arrive and depart. Ugh.4. The construction quality is a bad joke. Remember, this is the same company who had an entire complex in NJ burn to the ground in under four hours because of the building material they used. They actually own their own construction company, and it shows. The work is super sloppy, and the design is bad on top of that. Cabinets are all sub-IKEA quality particle board. Here's a fun game: try turning on your faucet in your bathroom, then opening your cabinet above to get out your toothpaste... LOL... the cabinet door hits the faucet lever and turns off your water. Just ridiculous. Also, it looks like these bathrooms were originally designed to have full size tubs, but they switched them out to the crappy slim-body design. No garden tubs for you in your luxe apartment! One final comment: The trash room. They forgot to insulate the recycling dump tube, so no matter where you live on the floor, you will hear when the people upstairs take out their trash. Hearing bottles explode after falling 20 stories will literally make you jump. Especially at midnight on a random Tuesday. What's crazy is the walls are thick and you can't really hear through them, but the doors are so cheap and paper-thin, that the noise carries through THEM. Avalon, can you not just have the staff do the recycling at a set time every day like Related does? PROTIP: The window units (SERIOUSLY? NEW CONSTRUCTION? WHY NO CENTRAL AC?) are the cheapest on the market. We couldn't get them to maintain a realistic temperature. After a bit of poking around, we figured out why. The thermometer is a bundled up wire and tied to the bottom air intake vent. Crawl down there, untie it, and find a better position for it where it can actually read the ambient temperature. Your unit will work so much better.5. The staff. Avalon is a huge national company based in DC, and I don't think they understand how to handle NYC. They are trying, sort of. Most of the people here are good, but there's no porter, and the doorman is always overwhelmed when FedEx and deliveries show up. You'll be waiting in a long line every night to pick up your packages and dry cleaning. There is no super or on-site maintenance staff (that one blew my mind). So if something needs immediate attention, you'll be waiting hours for that issue to be resolved. The service here just isn't what it should be.6. Transportation: you get to take uber everywhere because it's a 15 minute walk to the nearest subway line (including the newly opened 7 station, since you have to thread around a bunch of construction). 7. You'll be walking half an avenue to your tiny, $100/mo gym, because it's actually in their lower-end AVA building. Sidebar: one of the machines is in kilos, I guess because they got it for a bargain? Whatever. Just indicative of the corner-cutting here. Now, let's talk about some of the good stuff:The price is cheap for the above mentioned reasons. If you face west, the sunsets are GORGEOUS. The doormen are really nice. You're near the highline. You're near the river, which is wonderful on a sunny day. There's dry cleaning in the building, and they've done a really good job so far. There's large format washers and dryers in the basement if you need them. The upper floors have vented washers and dryers in unit, which is awesome. And just the view. Really nice. Oh, and Danny Meyer's Porchlight is across the street; excellent cocktails. Don't you dare order a vodka soda there!TLDR: come see an apartment on a Sunday night to see the noise and light pollution you'll be dealing with.

Cons:

I live here. Everyone else in the front desk staff is great. Rabel exhibited rudeness for no reason towards me upon moving in. To provide some context into this situation, he even went as far as to treat me like I had no business retrieving my own mail, and withhold my mail from me (which the next day I was able to retrieve from someone else). I sent multiple email complaints. He was spoken to twice, and he changed his attitude momentarily (always when other staff members were watching). Then there was another incident where he stopped me from using the elevator and told me to "Be careful." I didn't like the way he was acting, so flipped him off. I have never complained about anyone in any building that I've ever lived in (4 buildings). Just had to share my story.

Pros:

From the moment we made an appointment at Avalon West Chelsea, we were made to feel very welcome by the friendly staff and they have always been very helpful and kind. The apartments and building are modern, spacious and beautifully finished, and there is a lovely shared space which is awesome in the warmer months. The application process was incredibly easy and the terms reasonably flexible which is what my boyfriend and I were looking for having just arrived in New York. After several months it has only bee a very positive experience and we love living here. I have recommended Avalon apartments to friends and would recommend it to others as well.

Pros:

1) Amazing building2) Great front desk staff3) Great maintenance staff

Cons:

However, the horrible leasing office representative I had the displeasure of working with is what caused me to write this review. Here is what happened.- Asked the leasing representative before moving out what the pro-rated amount would be multiple times as online it showed a full month's rent due, however we both considered this incorrect as I would be moving out the 8th.- She responded multiple times that it would be updated as of the 1st to show correct amount.- Asked her to update my forwarding address to my current address instead of the one that I have on file as that one is inactive.- She responded by saying she would update the forwarding address. - After the 1st it still showed a full month's rent due and not the correct pro-rated amount. I asked her why and she said to hold on and it will be updated.- A couple days later (before the move out date) my account online was marked inactive and thus I was unable to ever view my final bill not knowing if there ever was any or not.- A few weeks after moving out, I asked her what the status of my security deposit was and she responded saying it will be refunded 30 days after move out. - After 2 months from my move out date, I receive a letter in the mail from the collections agency saying I have a delinquent account from Avalon West Chelsea. I do not understand how you can tell me I owe you money so many months after moving out, after so many attempts by to me to chase down my final bill before moving out. I was never told how much I owe, nor even told that I owe any amount. Furthermore, the leasing representative never updated my new address, (even though she said she would) causing me to never receive any amount dues AFTER moving out. She also, never updated my pro-rated amount before moving out, (even though she said she would 3-4 times,) causing me to never see a bill BEFORE moving out. Thanks for sending my credit score to collections guys. Should have picked another building. My credit score would have thanked me.

Brand new building in a great neighborhood. the highline and hudson river park are right out your door. area is quiet. staff is great, if you need anything they are very responsive (Rob in the office and William the doorman are the best!). there have been some minor new construction issues, but they are always taken care of promptly. Views are some of the best i have seen in a rental building. we also have a fabulous patio. overall very happy for the amount we pay in rent. lets just hope they keep up the building so it continues to look new. overall the cleaning people do a good job.
