I wish I could give this place 0 stars. The management is extremely condescending and sexist. - Our water was brown for the 6 months we lived here and management refused to do anything about it. - Our electricity bill was regularly over $100 for a 1 bedroom. We did not use the AC unit all summer and suffered NY's hot muggy summers without AC's bc if we turned it on once our electricity bill would jump up to $200. (So we paid $100/month electricity for a 650 sq ft apt with no AC)- We knew someone whose electricity bill was $1000/month during the winter bc they had to pay for heat on the electricity bill bc the AC and Heat is one unit and their unit was over the garage so it was extra cold.- A pipe burst as we were living here and it drenched all of our things and we had to move out of our apt for two weeks while they fixed the floors. We were not offered any adjustment in our rent for this even though we fought for it.- We lived on the 2nd floor and were woken up every morning at 6am from weights being dropped on the gym floor by one of the tenants. I guess the way the building was built you can hear things from the gym two floors down. Something is very off with this building and there is a big brother, living with your parents feel. The amenities are amazing but there are so many rules in using them it's ridiculous. Beautiful rooftop but you can't drink, be up there pass 10pm or bring friends (only the people living in your apartment are allowed on the roof...). Just don't live here it is absolutely not worth the money or the headache you will face dealing with the management.
The windows are drafty and they don't heat common areas. Our one-bedroom electricity bill in the winter was over $350/month.Furthermore, they're incredibly inflexible about common areas. Get ready to be policed about having any friends over to the rooftop. The elevators are constantly broken - multiple times we had them drop half a floor while inside the elevator.Management is aloof, hard to get ahold of, and rude. When we requested a discount for a daytime family brunch on the roof the morning after our wedding (two years ago this cost $600) they sent us a "generous" 10% off offer. This is for a common space that we pay rent to have access to.Update: we moved out a month early and management was unwilling to prorate our rent. They began letting brokers into the unit unauthorized and even let the new tenants move in *during our lease term.* These folks are shady.
Great building. My wife and I have loved our 2 years here. Kinda sad to be moving out. Beautiful furnishings, gorgeous rooftop + bbq grills, extremely courteous front desk staff, decent gym, prompt maintenance and responsive management. We thankfully never encountered the issues which seem to have annoyed some of the tenants who moved here when the building had first opened. It seems they have taken care of the electricity issues. Will recommend this place to anyone. Management also enforces a no-glass-on-rooftop rule as many other buildings do and as they should. It's a matter of safety. We've always found security and front desk staff to be nothing but courteous. Maintenance is very prompt with repairs and any other items. Neighbors are friendly and courteous. Highly recommended building and very nice staff. We're looking forward to renting with the same management company in the future.
Cons:
The only con we found is that since our apartment overlooks the BQE, it's a little loud when the windows are open. Sound-proofing is excellent when the windows are closed, though.
Beautiful space, great people who work and live here
Cons:
BUT let me say some words about Management...Bldg management is absurdly strict about what you can and cannot do in the common areas. They have security calling out who has alcohol when really they should focus on true misconduct not a group of friends having some drinks. Basically to pay this much rent we should have more freedom and flexibility, and when someone messes up then you take action.
Wow, I thought I was starting to be okay with this place and all the flaws. However, I have recently been written up for drinking alcohol on the roof of the building. Why am I paying $3,305.00 per month for a one bedroom in rent (+ really expensive utility's) to not enjoy my amenities. Do not move into this building! You basically live with your parents in highschool and they are monitoring you via cameras. Waste of money! Welcome to big brother on MTV. Feel free to message me for more information and links to groups with numerous other unhappy tennants. I'm moving out so I am not scared of management.
We've lived here for just about a year and are only moving because we're leaving New York. I have nothing but good things to say about this building. Our apartment (1 bedroom) has a great layout, good use of space. Everything in it is brand new, lots of light, super sound proof windows, and beautiful kitchen with all new everything. They've thought of little things like blue tooth speakers in every room and nice touches like edison bulbs. All the amenities in the building really make it stand out and have made living here so great. There is a beautiful rooftop, stunning views of the skyline, BBQ areas, lounge chairs, and a lot of different seating areas. The gym is all new and never gets overly crowded. The cinema room... there's a cinema room! There's other stuff too like a lounge area with pool table and a business center that are great to have. They're also very dog friendly, tons of pup in this building. Also the staff here in absolutely wonderful. The doormen are awesome - Mark and Derrian in particular - and they go out of their way to be friendly and helpful. The super is very responsible and the maintenance staff do a great job keeping up the building. The property management company is also very good about getting back to you promptly if you have questions or issues. It's near the train and a great neighborhood with a lot of restaurants and bars within a close walk.If we weren't leaving NY, we would not be leaving Leonard Pointe!
1st the building itself is great. The doormen are great, the apartment is great and clean.
Cons:
Two stars because we're paying moderate rent and we are forced to buy custom blinds or drapery. There is no privacy what-so-ever. Our bathroom as a 8' window that people can see right into. To force the tenant to purchase custom sized blinds or drapery for a rental apartment is absurd in my opinion. The privacy is awful. Goose Management responded by saying "we do not offer blinds for the apartment" so I'll leave that to the readers to determine if they find that helpful...If anyone has a solution for this please let me know. spending thousands on custom blinds for a rental isn't a real solution.
Awesome building. The apartments are beautiful. The doormen and team are professional, personable and make everything so easy. Management is quick to reply to any questions or issues (but I've had next to none). Tons of restaurants deliver. Dry cleaning across the street (or you can leave it at the front desk for pick up). Dog-friendly. Best of Greenpoint and Williamsburg nightlife. My apt on the 7th floor is my dream realized...including the huge terrace! Couldn't ask for more. Was one of the first folks to move onto the 7th floor. Been here for a year and have already signed up for more. Have seen some posts regarding electricity but have had no issues. my bill hovers around $100 for 800 sq ft 1 bedroom.
I absolutely love living here. My fiance and puppy moved in back in March and couldn't be happier with the place. First off, it is extremely pet friendly! Our neighbors are all young professionals and very courteous. The staff is great! The security guards are all so nice and greet us by our names every time. The management company and super are very responsive and professional. The amenities like the gym, lounge area and business center are very well done. The building is always so clean! The roof opened a little later than anticipated but they exceeded our expectations. There are grills, lounge areas, sun bathing areas, hammocks, pool table, etc. Still waiting for the courtyard to open up tho. As for the electricty bill, when we got our bill for the first month, it was $400+! I nearly had a heart attack and refused to pay. The 2nd bill we got actually adjusted the bill down to what it is supposed to be. I guess the first bill was just an "estimate" of usage. Ever since, our bill has been a little over $100 a month... and that's with us blasting the AC.
Just moved in about a month ago. The building has its ups and downs. First I will state the good things. I love the cleanliness of the entire place. The amenities are fantastic and I can't wait for them to all be available. Aiden the super is so responsive and fast to act on the problems I have!
Cons:
My issues would be the high electric bills! 13 days cost me nearly $80 and I have only turned the AC on for one day. I imagine the cool Edison bulbs are not doing me any favors however, I can't simply put other bulbs without compromising the esthetic. I'm no joke considering solar panels for my lamps! Neither the roof nor courtyard are finished yet and I rarely see people working on them. Spring is here and I want to take advantage of my overpriced building. Not sure how long I'll live here considering the issues and price but, I'm hoping for improvement.
The building is beautiful, and the management is fantastic. Highly recommend this building if you're looking to live in the coolest place in Williamsburg.
We have lived at Leonard Pointe for almost three months now. When we first moved in, this place was a shit show. One of the windows wasn't properly framed. Our terrace was unfinished. Our first electricity bill was huge. We were not fans. However, since then, Leonard Pointe has done a total 180. The management now responds to emails/issues immediately. For example, I was unhappy with the finishings on our terrace, and management immediately sent some of the construction workers over to fix it. Plus, they reimbursed us for 50% of our winter electric bills.Anyway, I really love this place now. Everyone who works here is a complete pleasure to talk to, especially the super and doormen, and I have had great experiences with both Pearl (leasing) and Rivky (management).
AVOID.This company is incredibly sleazy. Instead of dealing with the issues like honest business-people, management of the building is creating fake reviews and putting them left and right (like "Yoel" below with 1 single review that reads like an ad...give me a break, you think people on the internet are that dumb?), and hiding/censoring honest reviews whereever they can (like Streeteasy). These Hassidic slum lords have treated their Puerto Rican and African American tenants in Williamsburg like dirt for decades. But now they're dealing with yupsters in the internet age, and we have the tools to fight back. DO NOT LIVE HERE.Shoddy/potentially lethal construction and rude and unresponsive management. I helped my GF move in, and of course there was a gas leak the moment we stepped into apt. Front lobby kept saying super was "nowhere to be found", so my GF called Natural Grid herself. As they fixed it, they kept commenting on how unprofessional and potentially deadly this was. Then finally manager of building showed up two days later, and the one chance management had to make up for the situation, they blew it. He had a condescending tone and was incredibly rude. Kept blaming the contractor and was essentially saying "yeah it happens, sucks for you". Imagine if your pet or child were at home and didn't know how to deal with the situation. Believe me, you don't have the time/patience to put up with management that risks your life and then shoves you off like that. Williamsburg has plenty of new luxury apts, skip this one. We've initiated a complaint with the BBB and the NY's attorney general's office. On top of that, the electricity bill for February was $400 for a 17 X 10 ft studio apartment. the place is empty 11-12 hours a day, and nobody was even in town for about 1/4th of that period. Just let that soak in. These people are taking advantage of the fact that nobody can do anything about them stealing and cheating tenants.
From the moment I moved in to this building I just felt great! Starting from the doorman making me feel so welcomed, to the entire staff being so warm and inviting. The amenities are outstanding and so is the management service! From all my residential experiences, I would rate this place the best one of all! The environment is always calm & pleasant, the décor just does something positive to my mood, the services provided makes me feel like I'm getting what everybody feels they deserve to get! On top of feeling that I'm living in luxury, I find myself feeling extremely comfortable and secure in this place. In short, ''This is the best move I've ever made''!!
We moved in to the building in the beginning of February and just got my first electric bill. After reading the above reviews, I was afraid that my bill will be extremely high but was surprised when it was only $107. It is possible that it's low because of it was billed for only partial of the month so i will check back next month in case it's higher.Overall we are extremely happy with the building and management, we actually moved from one of their other buildings (146 South 4) where we were extremely happy with management. In the beginning we were a little annoyed with some managers but we later learned that they're all pretty nice they just sometimes might be ignorant. The building amenities is top notch and the live in super is very attentive. Doorman/s is/are courteous and the building is being cleaned all the time. The only reservations i have is that we were promised outdoor/rooftop access, but as of today is still not complete and not accessible. They are promising for Spring, so we shall see.
Tenants are great people, the super is incredibly nice, the bldg is pretty
Cons:
Agreed with other tenants comments. Electricity is INSANELY high.. Ridiculous ($200+ for a studio) & building wont not do anything about it. But besides that, there are many other issues in this building. For example, my apartment was literally flooded 2x!! The 2nd time was so bad that I had to move into the model apt for 1.5 weeks until they re-did my place completely. I'm talking walls, floors, bathroom etc.. So many things at my place got ruined bc there was so much water.. And management only agreed to replace my mattress. But my entire bed was ruined, boxprings, sheets, etc.. All soaked and ruined.. My ipad was on top of my nightstand and also was ruined and they are not paying for that.. Or any other damages, or even offering a break in the rent for all of my inconveniences. To make matters worse, the floors weren't done right.. And now, they are starting to rip out because there is so much water/moisture still underneath.. Now who knows how long they are going to take to fix that & of course not compensate me in any way.. PLEASE, just DONT MOVE HERE.. Tenants are great people, the super is incredibly nice, the bldg is pretty.. But there are SO many issues, that u dont want to be a part of.. Stay away..
DO NOT MOVE INTO THIS BUILDING!I live here currently and in the past two months we have paid Con Ed nearly $1,000 in electricity bills for our 640 sq foot apartment. This is insane and impossible. There is something fishy going on and neither management nor Con Ed will take responsibility. All tenants here are experiencing the same issue. The building is beautiful, the super is wonderful and the amenities are top notch, but unless you have an extra $500 a month to give to Con Ed, I would strongly suggest you live elsewhere.
Advice to all the potential tenants. There are extremely high electricity bills: 250 USD for a studio and up to 900 USD for a 2 bedroom. All the tenants experienced this problem and we are still waiting for a refund from management. Until the electricity bill issue is resolved I would suggest not to move in this building as you would end up paying way more than in any other place in Manhattan.
