Pros:

After I forwarded my complaint to Avalonbay's highest management, I received a prompt and positive response that resulted in the replacement of the small toilet.
Many thanks to the good people at the top of Avalonbay!

Pros:

Pros:
- The apartments are nice and some have great views.
- Gyms are modern and well-equipped and rarely crowded.
- Great rooftops.
- 80% of the concierges are extremely nice. I miss some of them.
- Fast elevators.
- Location.

Cons:

Cons:
- If you need anything, make sure you personally go to the management/leasing office. They usually don't reply to your emails. And follow ups are rare. But once you are standing in front of them, they will smile and get things done for you in a timely manner.
- Avalon Clinton has gone from no dogs to dog friendly since Sep 2016. However, some owners of the dogs do not have control of their dogs, and the dogs will jump on and/or bark at other residents. I have a small child, so this is of particular concern for me. Management did not seem to be interested in solving this issue. Instead of taking action, they usually send out an email reminder for various issues.
- Although Avalon Clinton states to be a smoke free environment, some residents still smoke on the roof or in their apartments, and the smoke will seep into other apartments. My family and i have smelled smoke inside of our apartment multiple times. Again, only email reminder from management. No action.
- We were charged over $150 for "service" after we moved out because the apartment wasn't clean to their standards. We cleared out all our belongings, swept the floor, wiped down the counters, evencleaned the toilet before we vacated the apartment. I guess they want the apartment industriallyspotlessly clean. Ironically, not even once did Avalon clean their building windows for the 4 months I stayed there.

Current Tenant: 1-2 Years

Pros:

Great building and staff. All the amenities you need and situated in an ideal location.
The premises (indoor and outdoor) are always well maintained. Kudos to Marino and
the management team for always staying on top of things. The concierge team, (esp
Jason, Josh and JP) is also fantastic and attentive to all your needs. And the porters
(esp Julio, Guillermo and Pedro) are always quick to respond to any service requests,
and always do it with a smile. The building also just became dog friendly which is a plus,
IMO.

Cons:

Current Tenant: 2-3 Years

Pros:

- The building is always kept clean. The lobby area is decorated nicely, and not only
myself, but all of my guests always feel welcoming whenever they're here. The
concierge staffs, especially, Stanley, Jason, and Josh (whom I see the most) are always
so friendly and willing to help me with any questions or concerns I may come across.
They always ask about my day with smiles on their faces, and I feel that this is a huge
plus, because it truly shows that they care.

- My room, is a studio apartment facing the Hudson river. Anyone who visited me
always say I'm the luckiest one out of all to have such a great view from my room.

- I'm a gym addict, therefore, seeing that this apartment has a fitness room within the
apartment already won my interest from the very beginning. It has all the main
equipments you can find at the regular fitness club. This is a huge plus, because I can
get up early in the morning, and not having to worry about stepping aside to the gym
outside of the apartment.

- It's very convenient that the laundry room is located at the top floor. They have
recently changed every washing machine/dryer.

- Lastly, the rooftop at Avalon Clinton has one of the most spectacular views in NYC...
and I can definitely confirm that.

Current Tenant: < 1 Year

Pros:

I've lived here for 9 months now and its been fantastic. I moved to Hell's Kitchen after living on the Upper West Side for 9 years and I loved loved loved the Upper West Side. It was hard to leave my 1 block proximity from Central Park but all in all I have really enjoyed living at Avalon Clinton (510 South Tower). The building lobby is expansive and gorgeous for a rental building, and I love it when I come out of the elevator in the morning headed to work and some Frank Sinatra jazz standard or peppy pop song is being piped through the lobby sound system...it makes me feel like "I love living in NYC and this is gonna be a good day!" I can drop off my dry cleaning right at the dry cleaners in the lobby. At the end of the day whenI come home, Ardesia wine bar on the first floor has its pretty white lights welcoming me and one of the fastidious custodians is polishing the lobby floor to a beautiful luster. I even like the SMELL of the lobby when I walk in, and Stan one of the wonderful concierges welcomes me home with a smile and a "good
night!"

The unit itself is pretty nice. My 2BR 2BA is on the small side and fixtures and kitchen appliances and color scheme could be better, but the number one thing that sold me as soon as I saw it was the full-size Whirlpool washer-dryer (not some small, unvented Bosch). I am so happy every time I get to do laundry in my own apartment that I made up a laundry song based on the 'West Side Story' song 'America' line: "I have my own washing ma-cheeeen, I have so many clothes to keep cleee-eeeean, every time I do laundry I give big cheer, I am so damn happy to live heeerre!"

The gym in the south tower is solid for an apartment building gym. Don't get me wrong, I still go to Equinox most days, but on the weekend sometimes when I want to stay inside, it's a great option to get exercise at home and it's never crowded. The rooftop deck is a great place to read or sun bathe...only thing missing is a pool (one can dream). It's nice that you have access not only to the South building's amenities, but the Northbuilding's ones as well (North building has a better rooftop). I take advantage of the building's storage units and bike room as well--so key when I was looking to move.

Cons:

Look, the one bad thing about this building is the proximity to the subway...Booo 12+
minute walk through dirty Hells Kitchen (I used to live a 3 minute walk to an express line
so I'm spoiled, I know).The support staff in the leasing office could be a little more
proactive: I had several issues with my fob (which grants amenity access) when I first
moved in and afterwards. Also, I've been told that only one person between my husband
and I can receive community emails. It is RIDICULOUS that there can only be one email
address associated witha unit for notifications. My husband (but not I) gets an email if
the building manager has an important message to distribute to residents regarding
safety, water outages, etc., and only my husband gets an email when we receive a
package. It can't possibly be that hard to have two emails associated with one lease,
AVB :( Avalon, please clean or change the carpeting in the hallways. This beautiful
building with mesmerizing Hudson River views as you await the elevator deserves to
have hallways that aren't reminiscent of my college dorm after a snow storm.

Former Tenant: 1-2 Years

Pros:

The Apartment: I love the open plan kitchen, the full length windows - when my friends visited me they said its like living in a hotel. The apartments are cozy but lovely. Kitchen has good storage options, Its GAS which I love and not electric which I hate. The bathroom has lovely big mirrors.

Laundry: Even if you do not have a washer or drier in your own apartment (we did not), there is one on each floor and in the whole year we had to wait just once. Its super convenient and very easy to use. There is an electric card that you can top up (from the top floor) and you insert that to pay to wash and dry so no hassle of change etc. Just make sure its topped up :)

Rooftop: The rooftop is just beautiful. It has lounge chairs with the most amazing views of the city. They have little tables and chairs where can have dinner with the view of the empire state building, or enjoy the sunset with a river view (looking at Jersey city). We have spent many a evening here and its lovely and peaceful.

Amenities: They also have a lovely gym, with a great view, so when you are walking on the you have views of the city. They have a small quiet room which we sometimes use when me or my husband work from home (it has complimentary wifi which works a little slow but is fine), and a nice enough lounge.

Garbage Disposal: Easiest process ever. They have a chute on every floor with big recycle boxes.

Laundry: they also have a laundry service and to be honest this one place where I would cut a star as despite giving them multiple tries they ruined one pair of trousers and one shirt. We did not try them again.

Visitor Tenant:

Pros:

From the first time I entered the South Tower and met with Gilya Bisk, a highly personable and knowledgeable
Avalon Clinton leasing agent, I had a sense that these buildings were well-managed and that the management
company - unlike most - was sincerely committed to meeting the needs of their tenants. Having moved in a few
weeks ago, I haven't been disappointed.

Cons:

The only negative comment I have is that the carpeting in the hallway of my apartment
floor is stained and in need of either a good cleaning or replacement.

Pros:

I love living here! The building is clean, well maintained, and has great amenities. Any issue I have ever
had has been quickly resolved by the management office. The building has events for holidays and I
appreciate them taking the time to make our building a community. Highly recommend!

Current Tenant: 3-4 Years

Pros:

Throughout our 4 years, we have seen changes in management (Avalon purchased the building) but we have not seen the service level go down. I loved that the building was turned into a Smoke-Free zone (cause I had a TERRIBLE experience with one of my neighbors), and they have also improved the conditions and look of all the common spaces that desperately needed it. (They were still way above other buildings in the city, but time was starting to hit them).
We have just decided to move from a 1BR apartment in the north tower to a 2BR apartment in the South Tower (They changed the appliances to stainless steel!) after a long time waiting for an apartment of the characteristics we wanted/needed. Gilya, from the leasing office, was absolutely great throughout all this process and was gracious enough to answer to every single email I sent her in the spam of 6 months while we looked for a new apartment.
Excited for what is to come in our new place.
Pros:
- Great Service: Service team is fast, most requests get sorted out in under 24 hours, and you can submit the request online.
- Avalon Access: not having to deal with sending checks, or reaching out to someone to sign a permit to entry, is amazing.
- Gym - OMG the view from the North Tower gym is insane. They are very well equipped also.
- Rooftop - the summer here is amazing, great views of midtown and the Hudson River.
- Doorman - apart from being very nice people, it is very comfortable to now they will receive my packages. They even put up with our registry while we were out on our Honeymoon.
- Neighborhood: In 4 years I have seen the neighborhood grow and develop. Restaurants have opened, and have brought more life to this part of town. Also, now with more buildings coming to the area, it is for sure going to become a more active place. Also, you can't beat being this close, yet so quiet, to Midtown. There is a conveniently located supermarket, pharmacy, hospital, etc.
- Space/Cost: When we moved here, and now during our search, we decided to go for this apartment cause it had the lowest price per sq ft in the area. There are plenty of luxury options in the area, but this was certainly the one that gave us the most space for the amount of money we were paying.
- Apartment Finishes: Although they vary depending on the tower and apartment (and now that they are doing some repairs) overall the quality of the apartments is good. Kitchen and bathroom materials are very good.

Cons:

Cons: (Don't have a lot of these, which is why we decided to stay!)
- Subway: If you move here, you have to be OK with having to walk 2
avenues to get to the nearest subway on 50th and 8th avenue. That
being said, there are plenty of buses that can move you around
Manhattan (M11, M50, M31, M57, etc)
- Schools: We don't have kids yet, but whenever we talk about this, we
are confronted with the reality that there are no good schools in the area
- but hey we will figure that one out when the time comes
