Management Notes and FAQs

Because we own and operate our buildings, we do not need to charge a fee when you sign a lease. All of Stellar Management’s rental listings are no-fee rental apartments. In fact, Stellar Management maintains one of the largest collections of no-fee rental units in New York City. We have no fee apartments in over 80 buildings throughout New York City in all five boroughs.

Should the applicant provide complete documentation, application processing, and approval can be completed within 24 hours. We aim to have leases signed within 72 hours of application approval.

Residents are required to provide documentation of an annual income that is equal to 40 times the amount of the monthly rent. For example, if the rent is $2,000.00 a month, an applicant must show an income of no less than $80,000.00 ($2,000 x 40). Combined incomes will be considered for multiple applicants.

Each applicant must provide the following documents and fees:

• A completed application form
• A copy of photo ID and Social Security Card
• An employment verification letter
• Three consecutive pay stubs
• Last two months’ bank statements (must reflect the name, account number, and a minimum balance three months equivalent to the rent of the desired unit)
• Full income tax returns
• Reference from the previous landlord

**Note: Credit score has to be 650+, no delinquents accounts or bankruptcy

A guarantor co-signer must also apply, provide proof of income equal to 80 times the monthly rent, and currently live in the United States.

The standard security deposit is one month’s rent. In some cases, additional security costs may be incurred during the application process. Security deposits earn interest subject to bank regulations. Deposits and interest will be refunded at the end of the lease only if all terms have been fulfilled, and are subject to a 1% administrative fee.

New Residents need to provide certified or bank checks at the time of lease signing. All details will be reviewed prior to signing with a leasing agent.

I live in a small but beautifully updated studio apartment with luxury finishes, stainless steel kitchen appliances, radiant floors in the bathroom, Central heating, air conditioning, heated floors and ice maker machine. Repairs are always addressed efficiently - often within a 24-hour period through the online request system the staff, from the leasing office to the concierge team, are always friendly, professional, and accommodating. I am always testing their patience.The building itself is very well located - on a quiet block with little to no street noise and easy access to the subway 1,2 and 3 trains plus one block from riverside park and three from Central Park. The top floor featured an amazing tenant lounge that opens to a shared jaw dropping views rooftop where I can often enjoy a glass of wine with a few friends.Yes, I have had water outages, quite a lot, but the management does let you know in advance.I have also had issues with roaches and is super annoying but again they immediately send people to cover all holes and patch everything with foam and do whatever is necessary to fix and eradicate the problem.Overall, this is NYC and unless if you just moved to a recently built luxury complex you can't get away from this.The swimming pool is rented out to a company so it's a bit of a pain and the Jacuzzi and steam areas are always full of children's and parents and its noise plus there are baby prams everywhere by the lobby. Unless if you go during the few hours' tenants can use.I also experienced a fire to the apartment next door to mine and, as much I was annoyed with the experience at the time I can't commend Stellar Management enough for trying to make it right to me. They repainted my apartment and immediately got me a new one to move plus I could stay in one of their empty penthouses during the painting.I work in Real Estate so comparing landlords I would easily say that Stellar Management is pretty good and reliable compare with things that I've experienced or witnessed before.I even manage to contacted the building owner directly and he was super responsive and polite.

I lived at the Windermere from October 2014-November 2016. The location is great (quiet block, 5 minutes from the 1/2/3). I found the doormen to be friendly, though they are not real "doormen" (meaning, they don't open the door or assist you in carrying anything). The amenities are nice and new (roof, gym, lounge).

Cons:

However, on the weekend, they rent out the pool to a children's swim class and residents do not have access to the pool for most of Saturday/Sunday. Additionally, because the pool is located inside of the gym, the children and their parents often leave the gym area (which is residents only) dirty (dirty diapers, trash) and children run around the gym machinery without adult supervision.My main qualm was with the rent controlled/subsidized tenants and how management handled that situation. Although this is a smoke-free building for new tenants, subsidized tenants are allowed to smoke inside of their apartment and I frequently had cigarette smoke filling up my apartment (coming through the air vents and pipe). I also had issues with roaches until I plugged up every crack in the apartment. The gym, pool area, roof, and laundry room have roach issues as well. I never saw any rats. It's not like an infestation, but I would just take precautions and tape up any cracks in your bathroom/kitchen near the pipes. The repairmen are great and very responsive.

Excellent tenant experience. Leasing office always available and ready to accommodate reasonable tenants need /really customer oriented. Maintenance always ready to help and fast in the response. They will never leave you without giving a solution to the issue. Great amenities always clean and available. The building is an amazing spot for families. Right in front of best schools and day cares in the area, hippo park and express metro. Cannot find a better location that meets all the requirements for a quality living in Manhattan.

I love living in this building. The location is amazing. Very close to the subway, the park, great restaurants and food shops. It genuinely feels like a neighborhood and not the crazy hustle bustle of NYC. The amenities of the building are awesome. The maintenance crew is always working on things to make sure the building is in top shape at all times. Friendly, attentive staff. I will miss it!

After two months of research, my family and I chose the Windermere as our place of residence. The apartment is modern and renovated and the building has a fantastic roof deck and lounge. Liam from the leasing office handled everything extremely courteously. Along with the concierge service, the building made the move-in process and dealing with all the accompanying paperwork very easy for us. The staff is very friendly and the online system is very effective in notifying us when packages have been delivered. The building itself is beautiful renovated prewar with a large and beautiful lobby and the amenities (pool, gym, lounges and roof deck) are well-maintained and easily accessible via the key card provided. I had few service requests and the service has been impeccable, all resolved quickly and with no hassle for me.Thus far it has been a fantastic experience. I highly recommend this place with no reservation.I am very pleased with my choice.

I chose the Windemere because I loved the amenities! The roof is newly renovated with beautiful furnishings, lovely seasonal plantings, a bar with refrigerator, a large gas grill, lounge chairs for sunbathing and a 360 degree view of the city and sunsets over the Hudson. Also a large indoor roof lounge that is beautifully decorated. My reason for moving to NYC was to care for my grandson. It was very important that I had easy access with a stroller and a playroom for small children.A pool and a gym are included in the amenities.It's great to live in a building with nice and friendly people to greet you upon arrival each time as i have with 24 hour doorman amenity.All the porters and maintenance are quick to respond to all calls, most always within a 24 hour period!... An accommodating and friendly staff and management top off the list of amenities.My apartment is newly renovated and very comfortable. I have had no issues with hot water, air or heat unless down for maintenance and always informed before it happens.. No pest such as listed by others. Never issues with elevators. I have lived at the Windemere for about a year and a half and am very pleased.

I genuinely enjoyed my time as a tenant at the Windermere. I was in a beautifully updated studio apartment with luxury finishes [stainless steel kitchen appliances, radiant floors in the bathroom etc.]. Repairs were always addressed efficiently - often within a 24-hour period through the online request system [I had an issue with peeling paint in the bathroom and it was fixed the next day]. The staff, from the leasing office to the concierge team, were always friendly, professional, and accommodating [especially Pia, William, and Tony at the front desk].The building itself is ideally located - on a quiet block with little to no street noise and easy access to the subway [less than two blocks away]. The top floor featured an amazing tenant lounge [no reservations necessary] that opens up to a shared rooftop space where I could enjoy a glass of wine with a few friends.Yes, the reviews about water outages are true. However, the building staff always notified tenants well in advance, so you could plan accordingly. I would still be living there if I didn't have to relocate to the west coast for work. All in all, a great building!
