Great location to 2/3 subway and Lincoln Center

Cons:

Affordability, options for low key dining, a lot of construction

Other comments:

we were in unit 3C and had mold 1 year into our 2 year lease. very difficult situation to get out of our lease

There isn't a day that goes by when I don't find myself raving to friends and family about my experience at Two Lincoln Square. The location could not be better, the doormen treat you like family, the maintenance staff are responsive and pleasant, the list goes on and on. My favorite past-time is now inviting friends over to "show off" this amazing building and our newly-renovated apartment. Cannot say enough nice things about it!

We have been real happy tenants of 2 Lincoln Square for 5 years. Subway a block away, shopping, dining, yoga, park, art, theater - all a stone throw's away. Front door friends, always ready to serve with a smile. Plus a brand new management company that go a mile to accommodate any request that is reasonable. Highly recommended!

The building is gorgeous, clean, safe, and in the best location. Doormen are helpful, reliable, well mannered and pleasant. The lobby valet is indispensable. There is a parking garage downstairs, expensive but convenient. Other less expensive icon garages nearby. Terrific shopping, dining & theaters steps away. Love it here!

Cons:

Rude staff, esp the community manager and manager they constantly gaslight you over the basic amenity issues such as hot water, very noisey AC unit, cheap renovations and incompetent staff. It’s a cheap shell of a building and the staff is the worst. LIVE ANYWHERE ELSE or you’ll regret it.

Good building; few complaintsOverall, I feel pretty good about the Biltmore and have had very few complaints living here. The apartments are of good quality. It's relatively quiet, even though it's right next to Times Sq and the views are gorgeous from the higher floors. If there are any issues, maintenance requests get resolved within a day.

Cons:

For the cons,- I am sometimes frustrated by the early closing hours for the package room (8pm on week days) and the fact that the packages are sometimes to be picked up at the valet and sometimes at the front desk. I wish packages were available just at one place and for longer hours.- The gym is adequate for most uses, but still pretty small for a luxury building.- The apt floors are not of the highest quality and are a bit noisy to walk on, although I got used to this pretty quickly and don't notice it anymore.- Heating/AC is not central and is a large additional cost- The bike storage room is an additional cost- Dryers in the laundry room are weak and don't dry completely sometimes- The building is in a good condition, but there seems to be little maintenance going on to keep things in top shape. Nothing unacceptable, but not as well kept as I'm used to from living in some other buildings.

I lived here for two years. The apartments and lounge are nice, but two things lead to this rating:a) The management. Packages are sometimes delivered at the front, sometimes on the 5th floor. It's unnecessary and confusing. Frequently, the doorman would tell me my package was on the 5th floor, then I would go down and they would tell me it is in the lobby. Then the doorman could not find it. Ridiculous. Even worse, one time the doorman handed me the wrong package. When I started to open it and realized it was not mine, I returned it immediately, and the doorman tries to act like it was my fault he handed me the wrong box and they have a terrible system.The elevators are also frequently broken down, and it can take forever on a Friday night to get up or down when only one elevator is working for the building. In general, the building is in need of some serious maintenance.b) The trafficAt first, I liked being in the center of everything. But after a while, it becomes tedious to always have tourists around by the thousands. Doesn't feel like a home. Also and something to be aware of... it gets super crazy around New Year's because of its proximity to Times Square. You can't actually see the ball drop from the building, but police still shutdown the area which is a huge hassle.

My apartment is sunny with a lovely view. It is also in a convenient location. However, even on my high floor, the noise from Sixth Avenue can be overwhelming (the windows are single-paned). I would put up with it, except that my rent has been increased by another $300, making it a total of $600 in 2 years. Because it is highly disruptive for me to move now, I tried to negotiate a short-term extension and was given an unequivocal "no" from the building's leasing agents. I also suggested renewing my lease and transferring to another property in a few months, but was informed for the first time of a very stiff penalty. There have been more egregious incidents. E.g. When I questioned a charge on my account, the manager immediately threatened me with legal action. While I have been eyeing a sister building on the West side, I am extremely leery of Equity's lower management.ETA: I am now in contact with the regional manager. He is a lot more reasonable and cooperative.

This is my first apartment in New York and I love it! I lived here for two year now and I am sooooo sad I have to move out. I live in a one bedroom and the rent increased $300 every year... Its too expensive to live here now. The location is perfect, next to the 28th st n r train, two blocks from fairway, close walk to ktown, herald sq, and flatiron. The neighborhood is safe. The apartment is very quiet but sometimes I hear stuff from upstairs. The noise from outside is something you get used to and doesn't bother me as much. The gym membership is pricey too $75. Overall, I love this place and will miss it very much.
