Pros:

None I can think of.

Cons:

Came and took a tour as a prospective tenant. Yelp has confirmed my suspicions on MH. I was shocked at all the xtra fees. Want to use gym- they'll say just $99 a month. Oh you mean per person, not unit. How silly you didn't mention that. Pet? $500 deposit, $50/mo? Nickel and dime for everything. I'm a Newyorker and I can smell a gimmick a mile away. If you're trying to make it here in the city, believe me- Mercedes House is nothing but smoke and mirrors. Stay far away and don't be fooled.

Recently toured the building and the Mercedes House sets the gold standard for NYC living! Top notch customer service, management is dedicated to excellence and efficiency. Building is aesthetically pleasing, and the amenities they offer provide a pleasurable experience! Highly recommended!

Current Tenant: 1-2 Years

Pros:

We have lived here for 18 months and have not experienced the issues some of the reviewers have reported. Maintenancerequests are promptly addressed and I attribute the cigarette butt issues to inconsiderate smokers who do not properly dispose of their trash. Staff members are considerate and professional. We like it here.

The building itself is nice but both the old management company (Adellco) and the new one (Bozzuto) are extremely incompetent. So far I have emailed the new management company twice for questions/issues about my lease and I'm yet to receive a response after over a month and you can hardly ever find someone present at the leasing office to ask your questions in person. To make the deal even sweeter, I received an email today from the leasing office that was sent to all the residents asking to email their information (including SSN) to the leasing office and it's not clear who can or cannot access this email (apparently they have one email address that pretty much anyone working at the leasing office can access)!

Pros:

I don't know why this building has so many bad reviews. I live on the 53rd side.
The doormen are great, if anything breaks, they fix it the same day. Never heard any noises coming from neighboring apartments. Never saw brown water coming out of my faucet either. Yes, the garage is too expensive, $500, and if you want to bring a friend to the gym, they charge them $50. Also too much.
The common space has all glass doors which leak when it rains and let a lot of cold air in, so problematic in winter. And the subway is far but there is,a city bus stop right in front of the door. In the summer I take Citibike. 20 minute ride downtown along the Hudson River., which is 1 block away

Cons:

There's a lot of things that are wrong with this place, and some things of course are nice. But the worst is that we get weed smell through our walls at least 5 times a week and management won't do anything about it. For all the things they can't do, I think making sure there's no odors or fire hazards around the residents should be something they are able to take care of.

Pros:

Leasing office was pleasant to deal with. My main concern is based on the negative reviews I've read on
here about the deposits being withheld. My apartment definitely uses space well, and I'm in an alcove
studio. It's fairly small in square footage but doesn't feel that way because they've managed to use the
space to it's maximum function- it feels more like a home and less like the box shaped studio I used to live
in.

Cons:

A major, major, major deterrent that's been repeated here, and something I didn't really consider until experiencing it for myself, is the noise. These walls are PAPER THIN. Yes, I do have obnoxious neighbors, but that is not an excuse to hear my neighbors above me through the duct that connects to my apartment. I never really took noise into account because it's nyc, what can you expect... crickets?
My old apartment was considerably better in regards to acoustics. You can hear everything from the elevator dinging (and I'm far away from it on my hall), to people floors above talking. Management, from my experience, hasn't been very effective in addressing this and more or less has proposed illogical resolutions to rearranging my furniture rather than choosing to address the concern from a community standpoint. This place does get rowdy and I question if management is on top of that, because noise complaints are round the clock here.

Pros:

One of the most beautiful properties in Manhattan! Gold Standard living.
The views are unparalleled, the apartment features are top-end and the Gym and building facilities are out of this world!
(indoor pool, outdoor pool, fireplace lounge, in-house food, in-house Laundry, Spa, gym classes, in-building parking, etc, etc).
Loving living here! Check it out!

Cons:

The leasing office is a bully. I lived here for four years, in my fourth I moved to a new apt, they failed to disclose hidden flaws in the apartments like for instance the fact that the AT&T building outside makes so much noise you can't hear yourself talk inside the apt if you open your windows. Sounds exactly like a helicopter taking off. And I am on the 19th floor, so I can only imagine what it's like for people below.
Despite acknowledging that they failed to disclose it and that it is real issue and nuisance, they still made it practically impossible for me to move without losing my security deposit and incurring all the fees of moving. THEY ARE TRUE BULLIES!

What can I say, a poorly constructed, awfully-managed property that is well advertised and wonderfully located. Location being the only reason why we put up with this miserable attempt at "luxury".

I agree with other reviewers, Herminio is probably the worst thing this place has seen since Marc. But for all the lack of care and intelligence, you have to add the lack of ambition and self respect. Yes the elevators are awful, the windows make a constant cracking sound when there's wind and the AC units are noisy relics of the 1800s.

Come to the Mercedes House, where you get smoke (BOTH cigarette AND weed) coming through your neighbors' walls while you are trying to sleep. Management says they can't smell it. I kid you not. They might be doing the smoking. Fire hazard you say? Purple haze it is!

Carry on Mercedes House, now the outside pool will open for the season and we will get invited to pay for entry to tacky parties with "free" snacks and drinks, all while collecting brochures from partners of the health club, which charges extra on top of subscriptions, to let you enjoy this parade of Michael Scott types. I can hardly wait!

This time around we will feature the signature, god awful, spiced-up-corpse smell that you know and love, which emanates from the Market at Mercedes House, another institution from hell designed to make your existence miserable. But I'll review that in their page. So long!
