I am a temporary resident at The Marc and love the apartments. The location of this Apartments right in the middle of Manhattan makes a lot of options highly accessible. Occasional noise of emergency vehicles passing by the eighth avenue may be irritating but manageable. Unlike other apartments you don't have to spend 15 minutes waiting for the elevator. The staff is courteous with special attention to security. I am on the 15th floor and unfortunately when you're in the middle of Manhattan you don't really get a great view. I suggest if you're planning to stay here go for higher floor apartments so that you can get a better view.
Cons:I wish they had in unit washer and dryer. But as the old saying goes there is no end to a man's wish :-)and women's wish ;-)

Lived here for 2 years and I wouldn't go back. (Where did the rest of the negative reviews go?)The good: Great view from my NW corner apartment on a high floor. Amazing location near all the subways, Whole Foods, etc. Front desk staff are wonderful and hard-working. They make the building livable (remember to tip at end of year). The gym is great, although pricey. It has heavy weights, which isn't typical in NYC apartment gyms. I left the apartment immaculate and received my security deposit refund fairly quickly. The horrible: I had an absolutely awful last month when the leasing office told me they'd be bringing walk-in prospective tenants in to see my apartment at any point over the next month without notice. The lease stipulated reasonable notice for entering the apartment, but the leasing manager's interpretation was that telling me they'd be coming in the whole month was reasonable notice. I asked them to make appointments with prospective tenants, and they said that since most of their customers were walk-ins, it would hurt their business. I objected strongly to management that I couldn't handle having prospective tenants tour without any notice, but they didn't budge. In all my apartment-hunting, I've never toured a building that showed occupied units without an appointment. By the end of the month, leasing had stopped even calling to give me a 5-minute warning and started barging in without knocking. I felt like I had no privacy for a whole month, and it gave me anxiety to be home knowing I'd be walked in on at any moment. Leasing agents came in while I was in the shower, sleeping, everything. I was ready to go to court because that's absolutely a violation of New York law, but the lawyer I contacted told me that the process would have taken longer than the rest of my lease. Management:- Rents went up ~40% while we were living there, for me and all the neighbors I knew. Everyone I knew in the building moved out in the last year.- Sublets aren't allowed in the lease, but my neighbors ran a flophouse. We saw different people there every few days. The door was frequently left open and we could see that people obviously didn't live there permanently. There were flyers posted on the walls with instructions for staying there. We talked to management, and the manager said because she didn't see it listed on AirBnB, there was nothing she could do.- Management and staff have changed many times in the 2 years we were here. They changed the rent payment system, the concierge, the dry cleaning, etc. They're often pushing services and advertising to us, which is irritating. It seems like they don't have their act together.Maintenance:- My HVAC unit never worked properly. Maintenance said there was nothing they could do. My window blinds broke, and it took a month to have them fixed after I put in the maintenance request. The staff is kind, but I think they're overworked.- On two separate occasions, I had maintenance staff enter my apartment without permission while I was in the shower and while I was walking around in my underwear. Just like the leasing staff, they acted like I didn't deserve privacy.- I wanted my dirty windows cleaned, and it's up to the tenant to pay that (~$200). I negotiated it with my rent renewal/increase. The cleaners came, but the windows were still grimy. They said because the windows go so long between cleanings, stains have built up that can't be removed.- The A/C was often broken in the lobby, which was awful for the doormen in the summer. One doorman asked me to appeal to management to fix it because management wasn't listening to their requests for A/C. There's no A/C in the elevators or hallways, which caused my apartment to lose cool air under the door.Noise:- The sounds of the sirens and honking on 8th Ave woke me up all night, even on a high floor. I'd recommend being on the inside of the street, not the avenue side. Laundry Room (plan to send out your laundry):- The machines were often out of service or broke mid-wash with my soapy clothes stuck inside.- The laundry room was badly maintained. I recommend putting your hands in the doors and wiping around if you're touring to see how filthy the machines get. I had to sniff inside the washers to find a machine that didn't smell like mildew, or my clothes would come out smelling. - The large number of dogs in the building meant that clothes ended up with pet hair on them in the laundry, which caused me to get contact dermatitis.

There were more reviews about this place before. The reason why there are only three now is that the management will reach out to you and negotiate with you to take down their negative comments. My story started when I was trying to move out from this place earlier this year. I have informed the management about my move in March. And not until they found out that I posted a negative review on in May, a service elevator was never scheduled for my move. In return, I had to take down my previous negative review about this place. Just like another user, Stephen, who also commented about this place, I am still waiting for my security deposit. I moved out in May and I was promised to have it in August. Now it is September when I am indignantly writing this review. I started living in this place when it was managed by Douglas Elliman. It was one of the best places to live in midtown. Ever since Columbus Management, a Moinian Group company took over, it has never been the same. Recently, I have noticed that they are trying to beautify their image on the social network, putting on some attractive pictures and cheering comments to balance out their very low ratings. But I can tell you responsibly that those shit ain't real. I am reporting this place to the authority anyway. At this point, I don't care about not getting my security deposit back anymore. I am only presenting you my very true experience. So, please be AWARE and stay AWAY!

I'm a current resident at The Marc, and I can honestly say it is one of the best luxury buildings I've had the pleasure to rent in NYC. I have many friends with horror stories from their landlords / property mgmt and I'm happy to say my experience here has only been pleasant. The building lobby is stunning, they have laundry in building, there is parking downstairs, gym and terrace access available. The concierge desk is friendly and the neighbors are pleasant. In addition one thing worth noting is that the building's management is amazing. My visits to see the units listed for rent a year ago were smooth, I've never had a problem having anything resolved and they are always ready to help me in every way they could. Recently I was thinking about renewing my lease or leaving (as there were some options nearby for similar prices) and management was able to work with me to get my one / two year lease options to be something I could work with. Since I love the building, because of their help I ended up staying - and hope to live here for many years to come.I'm not sure why there is a one-star review on here. Presumably only someone with a bad experience will rate, and many people with good experiences don't think about rating on . This is by far one of the best places to live in Midtown Manhattan

I've lived here for over 3 years and overall it's a great building for the price range on the units. Pros: -super friendly and helpful staff in the building.-fast and timely repairs for maintenance requests.-valet service for handling packages and laundry (Jess is awesome).-relatively quiet location at night time compared to other areas of NYC.-extremely helpful management (Robert is the best, I wish he was around the whole time I've lived here).
Cons:Cons: -the roof-deck has not been open for over 3 years and I was promised it would be open 2 months after moving in (3 years ago). One of the main reasons I chose this building originally was for the roof-deck. -the outside of the building has been a stand-still construction zone for 3 years. Nextdoor they built an entire skyscraper in less time than it's taking to put up new siding on 90W. It would be nice to receive updates from management about the project. Even if the news isn't good, it would be nice to hear about it so we know what's taking so long and why the work has completely stopped for months with no progress. -the bar downstairs can be loud at night.-units don't have laundry inside, this isn't a deal breaker for me but most of the newer buildings are starting to offer this. -my apartment didn't get the new hardwood floors that I see them installing in other units. It would be nice if there was a way for them to offer these upgrades to existing tenants. Overall, if you're ok with the building having a never-ending construction project outside and the roof-deck not being open then this is a great place to live, as long as they keep the rent at a reasonable rate too!P.S. a tip to all of the other tenants writing bad reviews... it seems to me you must not be communicating with the building staff properly about a lot of your issues because when I file a maintenance request they've been extremely timely with fixing things for the past 3 years. You have to be realistic with things like this, things break and take a little time to fix, but they can't fix them if you don't communicate properly and file a maintenance request online (it takes 1 minute). I find if you try to be nice and work with folks that you're able to get what you need, but if you just complain and make their lives more difficult you'll be last on their list :)*I'll make this a 5 star review when the construction is done and roof-deck opens!

I understand the horrible review this place has and up until recently I woulf be inclined to agree. However, there has been a change in management with a much friendlier approach and it is worth mentioning that they sincerely tey to work with you and are trying to remedy the current issues with the building. With the change in management I will say that my experience here has inproved tremendously. It is true, though, that the exterior improvements of the building have been ongoing for some time and seem to have no end in sight. Though frustrating and unsightly the poor construction performance is in no way an indication of the management of this building and I am happy to call this place home now and for the forseeable future.

I had to sign up to Yelp to complain about this place. The management of the building are so bad it's like the are trying to annoy because they get a kick out of it. They never issued me a key for the amenities but persisted on keeping them locked at all times. I had to call the management every day during the day every day and they kept giving me comical answers like 'yeah we're changing suppliers of key cards so we're not sure what we're going to do right now, but like if you call back tomorrow I can tell you if we're any closer to a decision'This lead to all sort of issues, for example, if I wanted to use the gym, their solution was to have me call the front desk and ask them to send the porter up to let me in. This meant every time I wanted to use the gym I would call the front desk, explain the situation, and then go down to the gym and wait to be let in. One time I was doing this, I was shouted at by strict looking 21 year old woman for being a cheap skate and not paying the gym fee. When I explained this to the management they sort of sided with the girl, despite me having paid ALL costs up front.
