Generally, applicants must demonstrate a total annual household income of at least 43x the monthly rent and have a credit score of at least 650 with acceptable credit history. For example, if the rent for an apartment is $2,000 a month, the applicant(s) must demonstrate no less than $86,000 in annual income ($2,000 X 43) Additionally, we review an applicant’s capacity to pay the rent after meeting their current monthly debt obligations.

If you have a housing voucher, you are required to have an income that is 40 times your portion of the monthly rent and have a credit score of at least 650 with acceptable credit history. For example, if your portion of the rent is $500, the applicant(s) must document no less than $20,000 in annual income ($500 X 40). Additionally, we review an applicant's capacity to pay the rent after meeting their current monthly debt obligations.

If you have a housing voucher that covers 100% of your monthly rent there is no income or credit requirement.

A guarantor must meet our credit and income guidelines and have the capacity to meet their current monthly debt obligations and have the capacity to pay the rent for the unit they are attempting to guarantee.

Typically, applicants are required to supply:

Most recent W2 form
Four most recent pay stubs, and/or any documentation verifying any other sources of income
Color scans of government-issued ID (usually a driver's license or passport) & Social Security card
Three most recent Bank or Credit Union statements.
Proof of ability to pay first month's rent and required security deposit.
On review of each application, there may be a need for additional documentation.

Pros:

When my partner and I started looking for a new place to live, the entire experience was horrible. From companies who were hard to contact to agents who wasted our time showing homes that did not meet our requirements; we endured it all. Our apartment hunt did not take a turn for the better until we came across Goldfarb. As soon as we submitted an application we were contacted by a more than helpful agent by the name of Michael T. Michael explained to us what documents were necessary and even arranged for us to view an apt. that still had a tenant. Literally, everyone in the building was so nice. The front desk agent contacted the tenant, who then let us view his apartment AND took us down to the gym and laundry room so we can see the amenities of the building. After this experience we had our heart set on the building. Michael and all the people of Goldfarb were absolutely amazing. We said yes and are in the process of signing our new lease. =DD Thank you !!

On a personal note, I'd like to say that I truly appreciated the agents prompt response, kindness and sincerity. I've read many great reviews on google about this company and their customer service- good honest reviews from people who got the apartment they wanted and those who didn't. In New York, finding a home is stressful and competitive so I know it's challenging on their end. None the less, I appreciated their kindness and I know that everyone ends up where they are supposed to. Signed the lease! Love how you can apply online.
