We have on-site leasing offices at each of our rental properties. Contact the building directly and schedule an appointment or just drop in. One of the agents will be delighted to give you a tour of their building, the common areas, and the apartments that are available. They can help you get to know the neighborhood, figure out how to layout your apartment and guide you through the application process.

Tenants are required to have an annual income equal to 45 times the monthly rent. If the rent is $2,000 a month, an applicant must document no less then $90,000 (45 x $2,000). If the apartment is to be shared, the sum of all applicants’ income will be considered.

Yes, guarantors must document annual income equal to 75 times the monthly rent.

One month’s rent is the standard deposit.

An application can be approved and processed within a few hours providing the applicant has the required documentation.

A completed TF Cornerstone application
$20 for each applicant and guarantor payable online or via check to TF Cornerstone
A complete copy of a recent bank statement
A copy of the photo ID
An employment verification letter, or three consecutive pay stubs
A landlord reference letter
In some cases, Income Tax returns may be requested

We accept payments online for the first month’s rent and the required security deposit. You can pay using either an ACH transfer (no fee) or a credit card (fees apply).

Current Tenant: 3-4 Years

Pros:

Great building with super friendly staff.
Expensive!
Clean.
Free shuttle to the 7 train subway.
Very family and pet-friendly.

Cons:

Expect strong winds on Center blvd and by the entrance.
BBQ is not available from Nov to April.
Entrance smells like dog piss.
Many tenants complain about the Brend on the Water restaurant from across the street.
HVAC Air Conditioner is shit. There is no way to prevent the air (draft) from entering the apartment via the unit. Supper shitty during the winter time. Became an issue when my wife was pregnant and later when the baby was born. Cold draft is annoying.
