Easy subway access

Cons:

I can guarantee you all of the 5 star review below are from Equity Residential and building employees, I know for a fact the building made them go online and amp up the social media presence to draw in new tenants. The building even asked us to rate them online after signing the agreements. Glad we waited a bit to see how it really was.

Stay far far away from this place. It is run by a large corporation that only cares about numbers and not about you, or us, or anyone else living here.

If you do decide to live here, stay away from the 2nd avenue side or prepare to be up all night with people yelling in the street and cars honking. The balcony is beautiful but an absolute waste unless you are above the 20th floor.

Cons:

The second you sign on the dotted line you become nothing more than a number and dollar value. Mgmt all the way up will not give any respect or make you feel like this is a place called home. I have lived on the Upper East Side for 8 years, 2 of them in this building and can say this is the worst experience I have ever had by far. Lobby construction started and went over estimated completion by 6 months, no remorse from anyone at all. Mgmt is trying to jack up the cost by over 200$/mo after having to deal with the construction and with the known future projects.

Like I said, everyone in this building hates it. The leasing office doesn't respond back, the mgmt team doesn't respond back, even the corporate team who I was instructed to contact about my concerns DOESN'T RESPOND BACK. There are so many other buildings near by that will treat you with dignity and respect and value the fact that you chose to live with them. This place will not! You may be thinking hmm, this guy is over reacting, but I guarantee you in 6 months you say WOW, I should have listened.

awful management that masks dilapidated building with multiple structural problems - pipes bursting and flooding units among other horrible problems that have displaced neighbors.

i been living at 303 east 83 st for over 15 years its the best building to live on the upper east side . the apartments are beautiful the staff are great and the management team stays ontop of everything. the view from these apartments are beautiful and the building is very clean. honestly i would not live anywhere else in manhattan but at 303 building. it really feels like home to me and to tell you the truth iam not just saying this but this place is outstanding the doorman the handyman and potors are ontop of everything. and the management teams is always here to help you when you need them leah is always here to help you when you need something from management. the lay out in the building is beautiful with a lot of closets beautiful marble kitchen counters and bathroom counters . if anyone is looking to living at this building will not be disappointed you will have all the amenities you need possible living here especially a gym so easy to access and the new 2 nd ave train thats easy to access if you choose to live here you will feel like everyone is family to you and you will have the best experience at this building

I hesitate to write this review because it will only increase demand for the building and increase rent in the future, but here goes. We have lived here just 3 months now, and couldn't be happier. The doormen and maintenance staff are excellent - nothing but positive experiences with any of them. Service is prompt and courteous when there is a problem with the unit. Management is very good and makes every effort to accommodate your needs/wants. The tenants are a good mix of singles, couples, and families, with some elderly people as well. There is a small exercise room and a good laundry room, so the building doesn't have a long list of amenities. The units are nice and modern, and the views from the upper floors on the A and B lines are possibly the best in the city. Our A line unit has clear views of the midtown skyline including the Chrysler Building, Empire State Building, Freedom Tower, Trump Tower, Time Warner Center, Metropolitan Museum of Art, Triboro Bridge, Throg's Neck Bridge, part of the Queensborough Bridge, Arthur Ashe Stadium, and Citi Field. Precious few buildings anywhere in the city have views of all of those from one unit. The location is excellent - and that starts with the Q train entrance literally being in the building. You can be in Times Square in 15 minutes or less, Chinatown in 20-25 mins, Barclays Center in Brooklyn in 35 mins. The neighborhood is very nice with an excellent variety of restaurants ranging from top of the line upscale Italian to the local pizzeria and everything in between within a few block radius. 10 minute walk to Central Park and the Met, 10 minutes to the East River esplanade. And the school zone is for PS 290 (1 block away) arguably the best public school in the city. Some of the negative reviews in the past likely reflect the considerable inconveniences due to the subway construction, but those are now over. Highly recommend 303 E 83rd!

Now that the Second Avenue Subway construction is complete, we have ideal access (under the building), and we live in the heart of the Upper East Side. As far as buildings go, the staff is first rate. All the door-people, porters, and handymen are attentive and helpful. The manager is thoughtful and always trying to do what she can to improve the building experience (like wine and cheese to celebrate the holidays). The building is not amenity rich, but that's ok as I don't want to pay for amenities in my rent. The apartment is simple, and fixtures and features meet the need. I like the layout of the B line 2 bedroom as it allows us to fit two kids comfortably and two adults with a logical place to put up a modular wall (not all buildings allow this). I appreciate the website to manage rent payments and service requests.
