This is amazing place to live. The doormen and maintenance staff are literally the sweetest, most helpful people. They are so friendly and welcoming, it makes coming home from work feel like home! Building facilities are brand new and kept in pristine condition. Amazing rooftop in the summer.It is also a great location.

Cons:

Only downside would be proximity to koreatown and the loud nature of bars etc down this street.

I lived at the Dylan for 3 years. It's a super nice building with great apartments as well as amenities. The doormen are fantastic. The gym, basketball and upstairs terrace overlooking the Empire State Building were put to great use. Great for anybody looking for a nice place central in the city. Highly Recommend checking it out!

Cons:

Only things to consider are the expensive cost of living in a building of this type and the lack of elevators (2) for a 35 floor building.

Moved in a few months ago and could not be happier. This is my third NYC apartment in 3 years and I cannot see myself leaving the Dylan. From the awesome rooftop with its indoor lounge and grills to the downstairs gym and basketball court the building has it all. Michelle and Amy have also been super responsive to any question I have had and the rest of the staff have also been immensely helpful. It is also great that since the building is new all of the furnishing are modern and everything has a nice touch to it.

This place is great!! Michelle in the leasing office was so helpful and went above and beyond her role when showing me and my boyfriend apartments and helping us ultimately sign a lease. She was incredibly responsive and always honest. We really feel like this is a standout compared to the other luxury buildings in surrounding areas such as Chelsea. We saw many but The Dylan was the clear choice due to the amazing apartment units, amenities, finishes, boutique-feel, and staff. Happy to call this building my home :)

Been living here a little over two years. Great Staff and building. I have lived in other buildings in the city and can confidently say this was a very pleasant building to live in. The common spaces were always clean and staff is very friendly and helpful. The basketball court, rooftop deck and gym are always being maintained well. Would recommend any of my friends and/or family to live in this building.

Lived at the Dylan for about 2.5 years and it was the best living community I've ever experienced in NYC. The doormen were great and management was very proactive in organizing community events like breakfast in the lobby and happy hours. There were even free yoga lessons at some point. Amenities wise, it was amazing, with a great rooftop view (a pair of grills were a plus) and fully equipped gym with a basketball court. Thank you Amy and team for making my stay so pleasant and it was a shame that I had a leave such a wonderful community to relocate.

I loved living at the Dylan and was really sad that work took me away from NYC and I had to leave this apartment. The doormen, porters and maintenance guys are wonderful, the building location is super convenient and the rooftop deck is an oasis in the city. My studio apartment was spacious, chic and had plenty of storage, and I had a view of the Empire State building, which was a huge plus. If I have the opportunity to move back to NYC, I would absolutely move back into the Dylan.

NYC is definitely the most expensive place in the US to live. I've lived in LA, SF, DC and NYC seriously ranks up there. Here's how I'd break it down:PROS:+floor to ceiling windows for great lighting (corner unit)+very responsive staff - fixes get done on the daily+small / boutique feel+very nice roof top lounge (indoor / outdoor - outdoor has grills) - great views of city+24 hr gym + basketball court+easy package notification+super clean+newly built lux building (2-3 yrs old)+allows for break leases+rent stabilized +in unit washer/dryers+3 blks to 6 or 34th street metro + path lines + empire state blg (good in summer but not in winter..:o)+no pet fee+close to flatiron / chelesa - silicon alley+full gas stove

Cons:

CONS:+EXTREMELY EXPENSIVE (new+washer/dryer+boutique)+layout doesn't use its space well +very basic bathroom+cabinets are not self closing+thin walls. you can hear everything happening in the hallways +small closets+nearby construction+very busy area +not very close to groceries - you have to head over to chelsea for trader joe's + whole foods+gym is extra $40/month ... although some people are nice to just let you in+no parking garage +heater has clanking noises that never fully resolved+doors and cabinets are really really high (high ceilings) - making it difficult to get things w/o a chair+not a lot of diversity of eats around the immediate area unless you mostly want korean or indian food+for me, it was so minimalistic that it was hard to feel homey. Overall, the staff is great and unfortunately this is the going price for a place with these amenities. But personally, I was just not in love with it... and in terms of bang for the buck - keep cost a little lower by heading to kip's bay/hell's kitchen / upper west or east side.

I lived at The Dylan for almost 2 years (first resident in my unit) and could not recommend it more. The management (Amy and Jose) is top notch, extremely responsive, and strives to keep the residents happy. The Midtown location is convenient, the amenities are great (beautiful rooftop deck, lounge, basketball court, gym), the apartments are well-appointed, and the online services for paying rent, requesting services, reserving the facilities, etc. are all very useful. Additionally, the other residents, doormen, and porters are extremely pleasant.

Cons:

There was an intermittent issue with rogue smokers in this non-smoking building, but management has been working hard to clamp down on these delinquent offenders. That is my only negative feedback on the building, though I can't offer any constructive advice to management on how else to solve for bad resident behavior. I encountered these cockroach-like smoker types (knowingly dropping ashes on people's patio furniture) in another non-smoking NYC luxury apartment building, so it's certainly not unique to The Dylan.

I only lived here for 3 months but I have to say the staff was wonderful, friendly and helpful and I can't say enough for Amy and Jose in the leasing office, they were great!The building is well maintained and feels more like living in a boutique hotel

I have lived here for close to 1 1/2 years now and absolutely love it. The staff is not only super friendly, but is also very attentive to any maintenance requests. The apartment itself is well designed and the floor to ceiling windows bring in plenty of natural light. The rooftop terrace is well maintained throughout the year and the views are breathtaking. I would highly recommend checking out this building if you're interested in living in Nomad/ Koreatown.

I've lived here for a year and a half and really have enjoyed this experience. The staff have been very friendly and professional. The building goes above and beyond by providing numerous free services like breakfast in the lobby and several parties throughout the year. In addition the views are phenomenal and the amenities are A+.I live in an A-line apartment that a couple of the reviews have mentioned and I dealt with the clanking issue last year. The building was very helpful and sent numerous techs to look at the problem and ultimately fix it. I have not heard any clanking noise in over a year from my heating unit. I don't know why other apartments are having trouble as the building communicated with me clearly and concisely and did their best efforts to fix the problem. I look forward to staying at this building.

I've been here now for 5 months and I absolutely love it.I was completely surprised at how great this building was, when I stumbled in looking at apartments in the nomad area. All things considered, it's a pretty low key building tucked away off of 5th. I've lived in a few DM/lux buildings in the city and what sets these guys apart from the rest is the team. The staff is A+. Can't find a better group of folks to onboard you, welcome you on a daily basis and help fix any issue that comes up. They do it with a smile and that's hard to do when you're in the service industry.The 24hr Gym is a huge plus and the rooftop BBQ grills are a huge plus. Windows are double pane and do a great job of sealing noises too.My last point: There's no such thing as a perfect building. Things happen, fridge's leak, heat/ac units need a tweak here and there - but that happens everywhere. It's all about how the building responds to this stuff and these guys do great.Last tip: 9th and 27th floor have almost 12 ft ceilings. Makes a huge difference.

Watch out for the "a-line" apartments!!! There is an inherent issue with the steam heating system in these apartments which means that there is irregular banging noise coming from the wall 24/7 from October through April. Although many tenants have made management aware they blame the construction company and also claim that since this is such a new building it is expected with construction defects. So much for luxury living! Don't take our word for it though. Do your homework and search for filed complaints at the HPD web site (hpdonline.hpdnyc.org/HPD… - the address is "309" and "Fifth Avenue"). Also make sure to ask management about this issue before you sign anything. Rents start around 3.5k/month up to 6.5k and for that kind of money you would expect to be able to get a good night's sleep. On top of the issue with the steam heating pipes the heating units themselves make a lot of noise. This issue exists throughout the whole building and has been confirmed by a lot of people in the building. Once again this is considered normal" by management and they won't do anything about it. Ask to run the units while you are looking at an apartment to listen for the noise yourself. Apart from the huge issues above, the building in itself has a nice location, the staff working in the building are absolutely fantastic and the roof top is great during the warm months. The apartments are fairly standard, i.e. not close to the luxury finish that the owners use in their advertising. The gym is kind of mediocre if you are into functional training but will suffice for a rainy/snowy day.

Perfect spot for a party. Attended a birthday here and the rooftop view was incredible! Everything was tastefully decorated and maintained. After viewing a unit there, I was already planning on when I could feasibly move in! Would recommend for anyone needing a luxury space to live to a breathtaking party space on the rooftop.
