My 2018 Review...I've read all the reviews regarding Ava! I read most complaints which are referenced to the Construction and Street Noise. I have been challenged with this same issue for 4 years. Yeah, my Sleep has sometimes been disturbed, but is no Fault of AVA. Construction eventually ends, and we're all faced with some type of Street Noise. The Garbage Trucks must pick up Garbage, no matter where you live!Unfortunately AVA can't control that either! So, it brings to mind what exactly can AVA do!? I'll tell you; they can Continue to have top notch Concierge with Hector leading the team. You have 24/7 Safety and Guest Monitoring, Incoming & Outgoing Mail and Package Delivery and Care, Food and Grocery Deliveries, Attentive Maintenance Team, and a Management Team who is efficient. I had a career in Real Estate and Property Management, and Honestly no team is perfect. However be assured that the AVA Management Team puts forth a diligent effort from my perspective to provide residents with more than Apartment living, but a home and Continuity of Care there of. Having the professional background that I do, I can most times be a critic of my environment because I care. I appreciate that AVA Listens and Respects my opinions and concerns. So, let me sum up this review by saying that my concentration remains solely on how I am valued as a resident and my quality of living standards which are pivotal in my decision to continue to call AVA home. If I felt, or were treated otherwise or subjected to below standard living; there is no way I would continue to waste my valuable time or money, I just re-signed another 2 year Lease, until 2020! Welcome Home...

Beyond frustrated that I can never sleep! The street noise is ridiculous with loud non stop honking, garbage trucks at 3am and drunk people from the clubs on this street all night long . See the reviews below of others in the building who also cannot sleep! When you pay this much for an apartment the windows should be sound proof. I have never experienced this is any other building in the city.

Great staff! However....If you like sleeping, and I mean this, Ava sucks. Currently writing this at 1:30Am as a truck is outside doing god knows what. This happens monthly. I've lived here since the building has opened solely on the fact we have a move out date in feb and rent stabilized.

My boyfriend and I moved into the Ava Highline about a year ago and I cannot say enough great things about this building. The staff is exceptional, especially Joe. Always greeting us as soon as we walk through the door, knows us on a personal level, and makes us feel so at home. The maintenance department is spot on and completed requests in no more than a couple of hours. The rooftop is awesome and rarely ever super busy. Then to my favorite part of the building... our apartment unit itself! Every appliance is top notch, granite countertops, wood floors - everything is top notch. I truly think the Ava Highline is the best bang for your buck in all of New York. If you are looking to feel truly at home, then look no further than the Ava Highline!

One thing is for sure about AVA, their Maintenance Team is Top Quality. I was Lucky enough to have the attention, skills, and professionalism of Pablo, Jose, and Roberto for an appliance installation. Thanks to William I. in Management for his unwavering efforts to keep me, and every resident here well taken care of. It's just such a great feeling to be in an apartment that is more than that, it's a home. I'm grateful to the entire team...

I'm fortunate to say I've been a resident of the Ava High Line community for almost three years. The building is chic, beautifully maintained, my apartment is great, and the resident areas such as the rooftop are amazing. The best part of this community for me are the people. The staff won me over when I toured. This community feels like a home, not just a high-end apartment building. During the days, I'm warmly greeted "Welcome Home Karl" by the outstanding concierges Chris and Dom. In the evenings, it's the same with Joseph, Hector or Kool. I could literally go on for days at how their warmth and jokes makes the whole experience of living here even better, along with being top-notch with all of their duties of packages, resident issues etc. The maintenance staff is also warm and top-notch. Anytime I have a maintenance request, it's usually completed within a few hours. Talk about service!! The leasing consultants Addision and Kristina are also amazing!! The entire staff works hard and goes above and beyond.After mentioning the staff, I have to say I've interacted with some beautiful neighbors and other residents in my building. Warm hellos and a willingness to be helpful to each other. I've seen residents barbecuing and offering food to residents they don't even know. AvaHighLine is everything an apartment building should be and I plan to stay here a long time.

AVA is the best place I've lived during my 12 years in NYC. The staff is amazing...all of the concierge staff is friendly and helpful. Dom, Chris, and Joe always make coming home enjoyable. The leasing staff is also fabulous. They are always onsite and super helpful. Kristina helped me get my apartment and was so easy to work with. Nadia is also fabulous! Lastly, the maintenance staff is awesome. They respond to every request within 24hrs and the building is always clean and in near perfect condition. The building is also very so friendly and my pup Charlie loves all the staff. AVA is the best and I hope to never leave!

Cons:

BUT, this is not a good place to live if you want to sleep at night. Across the street from a strip club with drunk and loud people going in and out, NONSTOP car horn every night ALL NIGHT, because the street is single lane and drivers get stuck and easily frustrated. I've been living here for 9 months and I have lost count how many nights I struggle to fall asleep.Staff are nice and helpful (Hector and Joey are awesome), except Chris. In conclusion, if you have a job and need to sleep at night, find yourself somewhere else to live.

After you are approved to moved in, which will take a terrifyingly quick 10 seconds thanks to your new algorithmic overlord, Your first impression will be that this is a great building. It looks like they borrowed Google's interior designer and had he or she collaborate with Pottery Barn Kids to create some sort of weird lobby scheme. Most of the building is dorm-like. Extremely overpriced given that nearby buildings have pools and actual luxury. Every appliance, including those at the gym, were purchased on close-out sale from Northern China. The ellipticals are for giants. The washing machine has broken repeatedly. In the middle of the night, the heating auto-resets to 60 degrees and the AC auto-resets to 85. The heating/AC units are obscenely large are even more obscenely loud. The entire bottom of a cabinet has completely fallen off. Don't drink the water. We literally receive an email from management warning us not to about every month. Sometimes it comes out brown and brackish, which will give you a clue. At first, they claimed it was due to street construction messing with the water mains. Now, they do not bother to explain. The staff is actually great, the giant robot that is Avalon Bay having hired a bunch of "cool guys" to stand at the front and give you your packages. They are wonderful. Addison and Nadia are cool too. However, the robot is a harsh and unfeeling overlord. It turns out this robot's buildings are notorious for having fires break out in them- sure enough, an electrical fire broke out in the basement. Over a year later, repairs are incomplete. I maintained the lease for several years out of sheer inertia, not because it was a good value or a good experience. Construction noise has been constant for three years and starts at 7am or earlier even on weekends; complaints to 311 do not dissuade the moneyed developers putting up garish condos in a literal panopticon around your apartment. In spite of frequent desperate attempts to create "community," it is hard to trust anyone who will pay this much to put up with this much. Still, the frequency of emails about lobby blood drives and complementary limp danishes on your way to work are only outmatched by emails about water quality problems and warnings not to bring more than 2 guests to amenity spaces. Enjoy life at AVA highline, where you will face a 10 minute walk uphill through a construction zone to reach the nearest subway, and where you can literally see inside your neighbors' apartments. I hear Zuck is moving in next door.

Good:I will start off with the good. The location is great, especially with the 7 train close by. The building is new and all the appliances were great (Washer/dryer, dishwasher, refrigerator) and if we had any problems, maintenance would fix it the next day. The concierge team is wonderful, especially Hector. The outdoor spaces are beautiful and perfect for grilling or having a drink on the roof in the summer and do not get overly crowded.

Cons:

Bad: I have had an awful experience with management both on moving in/out and general helpfulness. I have lived in Avalon/Ava communities for the past 10 years and have always transferred from one property to the next. When I moved in, I asked to move in one day early because I had to be out of my old apartment, an Ava/Avalon property) and they would only let me move my stuff in, but wouldn't let me spend the night. I'm currently moving into a larger apartment and management refused to work with me at all on the move-in/out dates. I understand that dates will not always match, but when you are upgrading your apartment with the same management and you have been a loyal resident for over 10 years, I would think that they would try and work with you a little bit. They were not even willing to adjust it 1 day. I was told that "yes I have the authority, but I won't because it's "company policy not to." Construction: The Ava is in the Hudson yard area so it is noisy and I was without power/water for over a week in the last year.Rental Prices: The prices online for new apartments fluctuate on a daily basis so if you are looking for an apartment check the prices daily so you can get it at its lowest point. I didn't realize that until I went in and was quoted one price and then the next day was told that the apartment was now $150 more per month.Annual Rent Increase: Rent increases every year. Even if the same unit or a larger unit is listed for over $300 less than what you are paying. No price adjustment or market rate, just a rent increase so you can pay more, but there is another option they suggested. You have the option of ending your current lease and applying for the cheaper apartment. Referrals: I referred over 10 people to my last Avalon building and did not receive the referral credit because it was not written on the application (There is no place to write it on the application and all the referrals told management that I referred them). Convenient loop hole. Conclusion: Great building, great location, great concierge, awful management.

I've been living here for two years, and I must say everyone here is so lovely. All of the concierge are friendly young at heart and very helpful. For example Hector is one of the concierge at AVA and he goes above and beyond with his service. I always feel safe and protected at AVA. Nadia is a part of the management team there and her attitude is beyond amazing. She is friendly, understanding and very professional. If there is any concerns I may have I know for a fact she will assist me without any hesitation.

I call this my "happy place." Everything about this building is amazing, only downfall is that we can't buy here! The staff, the building, the interiors and finishes of the apartments, the fact that they have all of the amenities and outdoor spaces makes you feel like you have a sanctuary in Manhattan. Proximity is ideal to everything you need and it's far enough west to be away from it all. I was one of the first people to move in this building and I left temporarily only to move back after 6 months because nothing else felt like home. This truly feels like home, something hard to accomplish in Manhattan. Big thank you to all of the staff that work hard for us there. For as long as we live and rent in Manhattan we intend to stay!

Love the building, love my apartment, love the flooring & the big windows!Love being by the Highline Park & now that 7 train had finally opened, it makes things easier!Concierge guys are the best! "Welcome Home" is always warm when you walk in after a longgggg day.. .Staff always sending out updates, trying to add conveniences for the tenants & always thinking of ways to make it better, warmer home... Transit board is awesome and informative!any time maintenance issues- gets taken care of the same day.. Pet friendliness is awesome. enjoyed the pet party a few weeks back.. 2 outdoor spaces- awesome However, don't get too excited to get friends together.. you can only enjoy them with 2 other guests or you will get fined... Gym i think is too pricey at $100/month.. however now that they are considering adding some spice (value) may make it worth it. Overall-great building & great staff! Strongly recommend for Young professionals & Artsies

We live in this building that we love and one of the reasons we love it is the level of service. This is the first time EVER that I've lived in NYC where they sent someone around - just routine!- to check out if everything was working well, to change filters, to check air conditioners, water, alarms. Aaron is the one who came here and he was outstanding, giving me hints to make things work better. He washed out my dryer filter and even told me to call him to come back in when we aren't running the heat so he could do an extra treatment to the AC/heat to clean out even more of the cat hair. He was just outstanding !And the guys at the desk are so attentive and present. That "welcome home" every night from Hector or Rashawn really means a lot to me!!!

I moved into this building about 4 months ago and it has been a great experience. Everything from the initial discussions with the leasing agent (Nadiya was very helpful), to the move-in, to the living experience have been top notch.I'm in a studio with a considerable amount of space. Everything is new given that the building was just built over a year ago. All the appliances have been reliable and top notch. The building is very well maintained and I've had no complaints whatsoever since moving in. The entire staff is very friendly and will help you any way they can with your needs. Below are what I consider the top highlights:- Digital thermostats- In-room washer/dryer- Verizon Fios availability- Decor and cleanliness (main floor, hallways, outdoor areas)- Outdoor areas (ground floor - BBQs, lounge chairs w/ umbrellas, fire pit, ping pong table, outdoor speakers with AUX inputs. Rooftop has great views and speakers as well)- Friendly and helpful staff- Doorman for deliveries, dry cleaning, etc.- Online system for payments, work requests, etc.- High Line entrance right outside of buildingThere are several other pluses that I personally don't take advantage of, but include: in-house gym, bicycle rentals, pet-friendly, community events, etc.There are not many downsides that I can think of. The cost will obviously be a bit higher than a building without all of these amenities, but I do think it's worth it. There is a lot of construction going on outside in the surrounding areas as this area is being re-developed, but the insulation/windows are great and I don't hear any of the noise. Traffic can get heavy on some mornings, but isn't too bad.Highly recommended for those looking for a newer building with great amenities. Take a tour to check it out for yourself.

This is probably the best building I've ever lived in. I also lived in Avalon Clinton which is almost as good except it's not a non-smoking building like AVA High Line. I don't smoke and I hate the smell of cigarettes so for me this is a huge deal. This is such a cool, hip, fun building. Everyone who lives in the building is super nice, respectful, and cool. The staff are amazing!!!! They make everything so easy for us residents. It's a fairly young building and there are many dog owners so if you have a dog this is a great building for you. It's a great building anyway....love it! And of course I love the neighborhood...great area with lots of shops, restaurants, art galleries...and it's super close to Chelsea Piers and Hudson Yards(when it's done). So to sum up it's a sick building with all the amenities you could want, with cool residents and amazing staff!
