Be very wary, the leasing office is not to be trusted. I've talked with several people who have come here looking for an apartment and had to set them straight. Construction will not end until END OF 2018. No, they didn't tell people who were leasing before the construction started. I discussed with one of the new leasing managers and he stated that he's getting a ton of people moving out for that reason.From management: "We have a lot of exciting work to be done, so it could be closed until the end of 2018. "Yes, they really do send out emails about how excited they are about closing all the amenities. We have a private facebook group where we post memes in a similar vein to Baghdad Bob but with the Avalon staff pictures. My personal favorite is "We're excited to announce you've lost 15 pounds! We just had to cut off your leg!". Side note, I feel like the facebook page is the most "community" I've seen in this building. Why do they call this a community? We've had 2 community events in the year I've lived here: they served hot chocolate one day and oreos another, outside the elevator bank. If you're looking for a community feel, look for a Stonehenge building or something similar.I will give them credit for giving us a discount once they shut down access to the laundry:"Additionally, starting January 3rd and lasting throughout the laundry room's renovation, we will be crediting every account, based on the average number of residents in each apartment type:Studio apartments will receive $17/month1 Bedrooms will receive $25/month2 Bedrooms will receive $31/month"That's right, a free load of laundry a month! How's that for a slap in the face.Finally, considering how many emails we get regarding delays, I'd imagine that anything they do tell you will be inaccurate:"Due to unforeseen repairs and complications, our vendor was not able to complete the trash chute repairs today. ""We apologize for the delay but we are still working to complete the preventative maintenance on our hot/cold water supply. ""Due to unforeseen circumstances, we will not be able to restore the service elevator today. ""Unfortunately, there were a couple of issues that arose today during the work, so we are still not yet able to turn the water back on.""We are writing to inform you that we are aware of the current disruption of water and heat throughout the building and will be working to ensure service is restored as quickly as possible.""Due to the snow Wednesday, we were unable to finish removing the concrete slab in the 2nd floor amenity space. ""It has come to our attention that there was a manufacturer's defect on some of the locks we installed while renovating the hallways. Great location, that's it. Please stay away, reasons are below.1. Health-You WILL BE overdosed with formaldehyde. Renovation is currently being conducted, loud and non stop, the whole building from lobby to floors smell toxic, Especially you have children or have sensitive skin or asthma problem, or a woman who is pregnant or trying to be pregnant, for the sake of your and kids health, please STAY AWAY from this place. The building is completely sealed and it's very hard to vent out the horrible chemicals odors. 2-WORST MANAGEMENT. when I was a poor college student I had lived in a few walk up buildings in the neighborhood, darn even those landlords knew better! One thing I have learnt in my life, you don't always get what you are paying for. Lease office is running by a few ghett0 people (if you go to the office take a quick glance you will see what I mean) who are not professional at all. They are always rushing you and never take you seriously. If something is broken or need fixed in your apartment, unless it's urgent, good luck waiting for getting it done. 3. Outdated infrastructure-The building is old to begin with, AC and pipe plumbing are constantly having issues and always under repairing, even though they have been spending a fortune on the coverup on the outside to make the building appealing, don't get tricked by it. 0 chance to renew the lease, Hope one day they will realize that the rental industry in NYC is so competitive that it will always a customer's market.

I live in this building eight years , and I had a great managers all along There is a major construction going in the building , I came to the manager of the building And new manager network two months of the building and told her that I cannot be in the construction that they doing two weeks on my floor major dust painting closing the elevators , she asked me to bring her notes from the doctor and I did , and then instead of working with me she told me to move out , after eight years in the building that I'll be in a perfect tenant , so if you're looking to move in the building ,that the management care for you as a tenan and act with respect to you're in the wrong place, if the management office cannot treat the tenets in the right way specially after they leave here for eight years ! this is awful , and unprofessional that building i was shocked from that behavior , so if the management office tell everyone that come to complain and they have a legitimate complaint because it's been six months from Hell here , and they treating you this way and tell you to move out ? Instead of trying to make it more comfortable for you ,I think one star review it's a compliment, it's very hard for a person specially when you have two broken vertebrae to pack their stuff and leave because they complain that they don't feel good from this massive construction , and then when you complain to a higher person it's text time that even anybody look at the back , so if you come and complain and you have a legitimate complain they treat you like you're a crazy person !! It's very hard to move out to look for another apartment to pay deposit to pack your stuff , wide of people are moving out , yes they making the building look pretty but they treat tenets and the wrong way , even her coworkers was shocked from this behavior because they know me for too long ! And then everyone in the office ignore me so if you want to move to the building and be treated real bad move to Avalon

The building is under construction now and has caused many noises and inconvenience.... just renewed my apartment before they started the construction and I am very disappointed that they did not inform the tenants about the potential construction before tenants signed the lease... now the apartment is definitely worth less than it would have been... as an individual there is nothing you can do though.. as an advice to others, make sure to ask the leaser if there is any unexpected plans for the building...

Horrible management team! Doing nothing when the apartment has gone through the water leak damage for 4 days. Refused to provide proper accommodations just because my room "was not fully damaged", while the floor and the wall were being torn down. I'm literally living on the construction site right now. Can't get connected with anyone from management. Everyone was talking condescendingly to me.

My wife and I have been a part of the Avalon Midtown West for 6 months now and have loved every minute of it. The office team was great to work with in the beginning and is always there to answer our questions (thank you Lyle!) and the incredible front desk team is awesome, they make it fun to come home!Would highly recommend to anyone looking for a place to live in NYC midtown, that can afford it! :)

It's the best New York City apartment living experience I have had in my 15+ years renting here. It's professionally run by honest, kind, and straightforward leasing agents to doorman, including on-site home assistant staff. I have lived in more expensive buildings like a BLDG Management run building in Union Square where I was asked for tips from staff to help with anything including plumbing emergencies. Avalon is the management company and they're a solid, stellar company. They offered easy, online website for paying rent online securely each month and for first time in my life, I was refunded 100% of my deposit when I moved out and received these funds in less than a month! I miss living there, but I really hope to move in to one of their other buildings! Their rent is determined by some kind of online software that updates daily to reflect current market so it can go up or down by a $100 or so in a single day. Leasing office is unable to adjust this amount when negotiating rent but told me if I printed out a rate that's lower and brought it in to their on-site office they would honor that amount if lower. I would highly recommend signing a 2 year lease to avoid needing to relocate due to significant increase upon renewal (approx $400 per month). This is an amazing short term option for NYC living. Loved the gym, the shared community space with TV, pool a table and the POOL! There's also a nice quiet communal room for studying.Enjoy!

Very pleasant staff and building. Stayed here for about 1 year. Staff at the front desk is very kind and helpful. Hats off also to the leasing office, which makes things easy and human. Lastly interacted with Lyle who was very helpful.Had to leave for professional reasons, but would definitely rent here again.Neighborhood can be a bit crowded, but close to everything, including Central Park, organic grocery, restaurants and, of course, theaters. Especially great if you work in the area.

Lived here for 3 years and loved it. Bonus points for the incredibly helpful front desk (Rudy, Mike, David, Prasad)!! The amenities are alright, though require a per person monthly fee so you are better off going to a nicer gym in the hood. Can't beat the convenience of this location, close to transport. However, the location also implies dirty block with hoards of tourists from times square and theater district. So its a tradeoff. Also, be mindful there is a fire station 2 blocks away, so 8th avenue facing homes can get real noisy! Cons:Avalon management is a greedy enterprise who would continue to increase the rent by 15-25% every year. The building usually has more attractive first-year rents compared to others in the neighborhood but it is really a bait and switch technique. So if you are concerned about somewhat stable rents, I'd skip Avalon. Overall, if not for the super nice management office and the best concierge ever, I'd probably give it 3 stars.

I have lived here for over a year and have nothing but good things to say. In Manhattan it is very tough to find a place that's as good as advertised and that is staffed by nice people who are actually willing to help you. From applying on day one, to getting moved in, and dealing with little things throughout the year, Avalon's management, maintenance, and door staff have all been extremely helpful. If you are looking for a good building in a convenient location, that won't blindside you with unexpected issues and hostility, you should really check this place out.

I love the staff here. The men at the front desk are exceptional--they always are incredibly helpful and super warm/welcoming. Lyle in the leasing office is also fabulous--he really went above and beyond in helping me to find the perfect apartment!

I lived here for 3 years and never had any complaints. The concierge and doorman are exceptional and the maintenance staff is very responsive.

Don't live here if you can help it. It is a "luxury" nightmare. It is very loud all the time and there are constant weird smells that make me physically sick. The building has sketchy short-term leases so people are constantly moving in and out. Most weekends the front lobby looks like a hotel. The gym is way overpriced, and during the "free" trial membership, my boyfriend got warts on his hands from the place, so it is clearly not clean. The front desk and doormen are very kind, though. They are the building's only redeeming factor.

The leasing agent was the rudest salesperson I have ever met. I cannot believe she works in sales. You will feel the definition of condescending the moment you meet her. I highly doubt she has many sales, given her terrible attitude. No wonder she looks 30+ and still lives with her mommy and daddy in Long Island and is proud of it . She is also very proud of going to the one and only UMASS. Which UMASS? I have no idea. There are three. Good luck renting from her. Or interacting with her. Let me know how it goes, if she still even works there.

Good apartments and great front door staff, but I wouldn't recommend renting from Avalon if you're interested in a long stay (annual rent increases are large, and 2-year leases are discouraged), or if you need flexibility on lease term. When our lease came up for renewal, we knew we had to leave the city within the next 3 months, however even with an offer of a firm move out date 3 months from renewal date, the community was unwilling to renew without a huge lease breakage penalty. The stated reason was that they had to comply with rent stabilization rules. Note that there were willing to insert a rider allowing lease breakage in 3 months, just not without payment of the "penalty". I thought rent stabilization rules were created to protect renter's interests, NOT to help companies like this one further their own profits.
