Pros:

None I can think of.

Cons:

Leased there for a year. Exorbitant fees. Make sure you read the fine print in your lease. God forbid if you're 1 day late on the rent, be prepared to pay through the nose. Make sure you give 60 days notice you are leaving even if you sign a 1 year lease. Left the place spotless but they still charged a cleaning fee. Charged $1,200 in labor to take down a temporary wall that could not have taken more than 5 minutes to take down. Horrible experience. Money hungry landlords, stay away!

Scumbags!!

There are reasons why this building has been sold so many times, managed by different property managers companies, property managers quitting, name changes, and phillipe starck removing his affiliation from them.

In 2009, I signed a lease with them when the building was just starting to rent out units. The apartment I signed a lease for was not ready in time because the certificate of occupancy for my floor hadn't been received yet. My move in was delayed a week, then a month, then several more months. I contacted the property manager about getting out of my lease because I still couldn't move in and he said they would keep my security and first months rent.

Not only did I take a loss for that but they came after me over a year later to get me to pay for the time between my initial move in up until the certificate of occupancy was approved.

Go online and you'll see all of the lawsuits against/from them.

High-end luxury condos located at fanciest locations of NYC. Beautifully done interiors, 24*7 reception, an indoor gym, and highlight: free breakfast on weekdays at their lounge.
Huge studios with latest and high-end appliances. Quick maintenance services.

Pros:

It doesn't get much better than 95 Wall. The office/management team - Josh, CJ, Harold, Tara - are
incredible. They are genuinely happy to help with whatever you need and make themselves available to the residents. The maintenance staff are also amazing and wonderful people. They ensure that any issues (none of which have ever been more than a light bulb going out, etc) are addressed right away and it shows, the building is immaculate and I have never seen a single bug or mouse in the over three years I am in the building. The apartments are all modern, clean, new, and the amenities are simply unmatched. The process of getting started was extremely easily and I encourage anyone looking in the area to make an appointment with the management office.

Pros:

I've lived at 95 Wall St. for three years now. I recently moved to another apartment within the building and the leasing office was super helpful. I had plenty of requests and they dealt with all of them in a timely fashion.

Pros:

I moved to 95 Wall two weeks ago and I have been incredibly impressed with the building. I love living here. Harold made the process of finding a unit and going through the leasing process absolutely painless. He was immensely helpful in answering all of my questions and concerns. The front desk staff are very friendly and do a great job of getting to know the residents. Barbara, Cynthia, and the guys on the maintenance team are also superstars in my book. You should definitely take a look at 95 Wall! I looked at a lot of buildings in the area and I am really happy to have chosen 95.

Current Tenant: < 1 Year

Pros:

I have never posted on Yelp before, to be honest I created this account to thank the leasing team for the help, especially Harold Burrows HBurrows@udr.com! I live in 2325 as of January 2017. He assisted me to sign my lease in under a day! That was a miracle after suffering for weeks with 70 Pine. Honestly his work and assistance is a gem after suffering with bureaucracy of other buildings in NYC. I actually referred a friend who struggled with approval in other buildings and got 500$ as a credit!
Harold is 5 star broker, the building is 4.5!
Although the facilities are good, I have to use back elevator if I have my bike. That elevator is not in the best condition, unlike passenger's elevators in front. Furthermore my apartment had some minor damages on the hardwood floor from the previous residents. I bought a carpet so they are not visible anymore.
Besides this, building is amazing.

I currently live here and Barbara Wye was a wonderful help from the leasing office. She found myself and my roommate not only the perfect apartment, but the sweet place I call home. I wish breakfast stayed later until 11 or noon since I work in nightlife.

Really enjoyed 95 Wall. The staff (from the leasing office to maintenance to the doorman/concierge) are super attentive and the building is well kept. Really enjoyed working with Barbara in the leasing office. She was very accommodating before my move and followed up several times after moving in to ensure things were going well! I recommend the building.

Pros:

My husband and I enjoyed every bit of living at 95 Wall for six years. The building is beautiful, it's in an awesome location but most of all, the staff are what makes this place run so great. Everyone from the main office, the front desk staff, the maintenance crew, porters etc. are all amazing and such hard workers. The building online portal was really easy to use, most all service requests were done almost immediately. You can't beat the valet on the second flour, where your packages are held safely and dry cleaning can be picked up and dropped off. If we didn't have to move back to the west coast, we could have easily lived here for another six years.

Pros:

95 Wall Street - the hidden gem!

I'm not one to make a review (as you can tell from my history of reviews) however I made it an effort to review 95 Wall Street.
This hidden gem offers outstanding amenities, stunning apartments, and an elegant entrance. But most importantly, as with any home, the people make it livable. I give special recognition to the staff at 95 Wall Street. They make it feel like home. Asa returning tenant of the building, and with many options to live in other buildings, it was a no brainer to come back to 95 Wall Street. I want to give special thanks to Harold Burrows for making it such a smooth transition and for his attention to detail.
He truly listens and cares about what the client wants, and finds the "right" unit for them. He also has a wealth of knowledge about the neighborhood and the property. Also, I commend the manager Josh for keeping 95 Wall Street an outstanding property. I can only imagine how much work it is to keep up with the consistency in excellence.

Hopefully this review offers some guidance when you are choosing your place to live.

Current Tenant: 4-5 Years

Pros:

I've been at 95 Wall for 4 years and now going on my 5th and I honestly can't imagine living anywhere else! The units are larger and better laid out than other studios around the city, I love the breakfast served from 630am - 10, the 24 hr gym and concierge, not to mention the valet service with FEDEX and USPS delivery available to take my packages when I'm out of the city. The staff has become family to me and I'm so grateful to call 95 Wall home!

Barbara Wye has been an incredible help moving in this January, it was a difficult process applying from overseas however she's made my move back to New York/95 Wall the most efficient and swift although I had many complication. Thank you
Barbara and Josh Levine, could not have moved in without you guys!!!!

Pros:

I've been living here for 3 years and about to sign another 2 year lease! The location is super convenient to all subway lines.
The building is well maintained and just went through floor, lounge, and lobby renovations. Doorman, valet, and leasing office are friendly and helpful. The best part is that all units have a washer/dryer which is pretty rare in NYC. Josh Levine the community director is SUPER helpful and responsive. Highly reccommend it!

Pros:

I have lived at 95 Wall for about a year now, and besides the convenience of a short two block stroll to work in the morning, the 95 Wall team has been nothing short of fantastic.

It really takes a village for it to all come together, and I didn't realize how critical a smooth and effective operations platform can be to your day to day living experience. 95 Wall's UDR-built online resident portal facilitates all of the things you never think about before moving in to a New York City apartment; online payments (you'd be surprised how many buildings do not accept payments online), ten-second maintenance request online submissions (often resolved/completed same day), internal "facebook-like" newsfeed where I've bought and sold multiple pieces of furniture from people moving out (got a nearly-new IKEA couch for $85 and I didn't even have to leave my apartment to retrieve it!), valet-desk ("June" and her big smile for dry cleaning, package delivery, arranging apartment cleaning), and to top it all off, I get breakfast served 5-days a week (yes, I "pay" for it through my rent, but it's a nice touch). The building is clean, the front desk staff knows you by name ("G" the Gentleman, and "E"), and the management team (Josh, CJ) actually responds to your emails, and even calls you right back when you make an inquiry.

I first signed a lease at 95 Wall because of the location and because Ginet was so helpful. However, I'm renewing my lease and planting my flag at 95 Wall because of the people who manage it via a smooth operations platform which allows me to focus on enjoying my life instead of stressing about where I'm living it.

I have never had an easier move-in than 95 Wall. Barbara Wye in the leasing office is an absolute gem and I am so thrilled I moved in to the building. From the very beginning, Barbara made me feel completely at home and immediately found me the perfect unit. She even took my parents on a brief tour before I moved in properly! She was very up-front about fees, extended a great special for September move-in, and made it very clear what was necessary for application/approval. After I signed on the unit, she coordinated everything from my service elevator booking to first maintenance requests. I did not use a broker and cannot speak highly enough of the team at UDR.

Shady leasing practices. I put an application in on a unit yesterday because I was told (and their website advertised) a move in special that gave a $3000 rental concession. I emailed the leasing agent to let him know that I put the application in on-line and he told me he didnt have it, His excuse was that I used the wrong link to access the form. Although the link was in an email he sent me saying "apply here". Nice to know my social security number is floating somewhere in their company and nobody knows where. Anyway I offered to fill out the correct form and was told that the apartment had now been held by someone who put their app in after me. So I said I would take another unit and then was advised that they would no longer honor the $3000 concession because "they pulled it that morning" - nevermind the fact that I did my application the day before. I asked to speak to a manager and was told it wouldn't matter because they would not honor the special. So basically they pulled off the classic sleezy bait and switch crap that make people hate the NYC real estate market. I am just amazed that I can have in writing what they are offering to me - do everything I needed to do on my part and then watch them lie their way out of everything they offered. Steer clear of this place.

I have lived at 95 Wall Street for over a year now and am very happy here. The apartments are well maintained and the location is great. I haven't had any complaints so far and management is very good. Fernando is by far the best marketing associate I have ever dealt with at any company and is the reason why I originally signed a lease here and renewed that lease. He genuinely cares about the residents and is great at his job. I'm looking forward to another year here.
