Pros:

These are great apartments, but what makes Avalon Fort Greene really feel like home is the sales office, concierge team and maintenance team. Every one of them was extremely responsive, helpful and kind during the year I lived there. I highly recommend this building!

Had a wonderful time looking at apartments today and actually got approved for a 1-bedroom with my BF (moving in shortly). We went to other available apartments in the area, but nothing compared when it came to the space, amenities, cost, and staff. We are super excited to call this place home and want to give a shout out to Denise Torres, who rocked our socks off and helped make this an easy process. #Avalon2018

Cons:

We were satisfied residents at Avalon Ft Greene until we moved out. The building isn't spectacular nor are the services top notch for the price you are paying, but the building staff are all really nice. The construction across the street meant we had to keep our windows closed at all times which was annoying. But the moment we moved out is when things turned extremely bad. We were moving across the country for a job and needed to end ourlease early and had asked building staff about the procedureto move out, pay early termination fees, etc. We knew we needed to pay, so that was not the issue. But after multiple inquiries and not getting any response, we figuredthey would get in contact with us shortly after we moved. No one was there to do a move-out walkthrough.

A month after we've settled in our new home, we started getting calls from an unknown # several times a day. It was Avalon's bill collection department, calling us every few hours to collect the cancellation fee. On top of the cancellation, they added some sketchy charges for damages and an extra day of rent that we didn't incur. When we asked about the extra charges and our security deposit, they gave us the run around and said our account would go in default and be sent to a collections agency if we did not pay within a week. I spent a lot of time on the phone trying to explain that I will pay, but I just need to see an itemized invoice to know what I am paying for. Long story short, DO NOT think Avalon is any different than your typical money grubbing landlord with zero customer service. We were great tenants there for a year and a half, and made the apartment was sparkling clean when we moved out. Yet they still treated us like we are dead beats who can't pay their rent the moment we moved out.

Pros:

I just wanted to update my review after nearly a year of living here! I just renewed my lease for another 2 years -- so if you're wondering whether you should move here... well... :) I haven't had a single issue since I've moved here. All of the staff has been incredibly helpful and nice. It's really nice to come home to the concierge smiling at you and telling you "Hi" after a long day at work. All of our maintenance requests have been completed in a timely manner, includingfixing our door and unclogging our bathtub in the middle of the night. We've had zero security or noise issues as well. They did try to raise our rent, but we were able to work something out with David. In our experience, it's always best to meet with the leasing person before going guns blazing into a new apartment search. The location is great, and they are constantly adding new things to the neighborhood. I feel very safe here. I'm happy to call Avalon Fort Greene my home for the next two years!

I like living here very much, although it has only been several months. The condition of apartments is well remained and all the staff are very friendly and helpful. And their service of maintenance is good, too. Among the staff, Keith from front desk is my favorite. He is so nice to my dog and very
friendly and helpful to me. His attitude always makes people feel they actually reach home when stepping in from the front door.I will definitely continue to live here next year.

Pros:

I moved here a year ago and I can say this is a great building if you can afford it. Halls are kept pretty clean, location is great, super dog friendly, the fix anything that breaks within 24 hrs. the apartments are nice and bright inside. The best thing is the staff that works there, everyone from maintenance to the front desk is great, nice and attentive. Big shout out to Gustavo, that already has your packages ready before you even opened your mouth while he is opening the door and answering the phone all at the same time without blinking, to Travis and Gladys that are incredibly nice,
attentive and ready to help! to Keith, a great addition to the team! he is always alert, even though he works the night shift, and is ready to greet you and welcome you home no matter how late youreturn. My dogs are always happy to see him as he has treat waiting for them when we come back
from the street. Overall a great experience.

Pros:

I really enjoyed my time living at Avalon Fort Greene and would highly recommend it to others looking to live around the Downtown Brooklyn area.

Pros
- Conveniently located near multiple train lines.
- Rent was slightly cheaper than other comparable apartments within the neighborhood (at least when I was searching).
- Overall cleanliness in the building.
- Easy online system for filing maintenance tickets and generally quick responses by technicians.
- Easy online system for paying rent.
- Professional management company.

Cons:

Cons
- Concierge generally busy and sometimes unavailable for over an hour. Frequent long line for picking up packages; generally a long wait compared to other buildings I've lived at.
- Gym access not included in rent when I lived there (extra $65). This may be dependent on your rental contract.
- Early termination fee of 2 months rent: I ended up moving out early because of personal reasons and had to pay a hefty early termination fee of 2 months rent.

Pros:

The apartments are nice and clean. We had some issues with our AC unit when we first moved in but they take fixed it right away. Some of the staff in front desk were very friendly while the others were not so much.
Pros:
- Clean apartments and building
- Maintenance does their job well
- Nice view
- Close to subway

Cons:

We lived in Avalon Fort Greene for 1 year on the 18th floor and we were annoyed by the noise coming from the outside.
Cons:
- Super loud
- Very expensive
- Parking is so expensive (was $375 for SUV, after 6 months $400!) and people works in parking are so lazy.
- Crazy rent increase

Pros:

I have been living at the Avalon Fort Greene since October of 2016. I have a two bedroom on the 43rd floor with amazing views.

I moved from California to Brooklyn and had to downsize a considerable amount for space reasons, but the views and floor to ceiling windows more then make up for a smaller space. The reason I chosethis building was that the staff are so outstanding. They know your name, are always helpful and go out of their way if there is a problem and or an issue. If there is any problem with maintenance, it is taken care of immediately. This to me, takes precedence over the newer and flashier buildings going up around downtown Brooklyn. The building is also located only a few blocks from Ft. Greene Park, this is great for me because I, like many other residents have a dog. The location is also great because of the transportation aspect, the access to trains is phenomenal.

There is a nearby Alamo Drafthouse, Target, Century 21, a Trader Joe's will be opening up this spring. Only 6 blocks from BAM and all of its great offerings, Brooklyn Flea and the new food hall at The Ashland are wonderful also.

In the end it really is the people that work in your building that make it a place you want to be.So my advice to anyone considering a move here is to give it a chance. You will not regret it.

Pros:

I was hesitant at first to move to Brooklyn since I work in Manhattan, but I'm glad I made the choice because The Avalon Fort Greene is a wonderful place to come home to everyday. The apartment itself is modern and well-equipped so that cooking a meal, doing laundry and taking out the trash are made into easy tasks rather than time-consuming chores. As for the more complicated home-keeping tasks, they are well-covered by the outstanding staff such as dry-cleaning, deep cleaning the apartment, and maintenance. A special shout-out to the amazing front desk staff who make the Avalon safe and secure as well as warm and friendly. The fitness center, though costing an extra fee, is well equipped and well maintained. I can't believe I got this far into the review without mentioning a main draw which is how pet-friendly the place is!

Pros:

Great place! On my third month.

Really nice finishes, city and bridge views. My apartment is very quiet, no neighbor noise (knock wood!). In sink disposal, w/d, a/c all in unit. 2 maintenance requests completed the very next day by a super nice maintenance guy (Nathan), a clogged shower drain and a kitchen lightbulb. Yes,
they cover everything, including lightbulbs. I had a snafu moving in that made us late and the stellar front desk team sorted it right out and secured an elevator for us (thanks Patrick!).

The most amazing thing for me was the application process. Fill out a form on their computer, it runs a credit check, and that's it. You can pay all fees and rent online. No references, pay stubs, bank statements, certified checks, scheduling the signing, or any of that. There was a special so security
was only $500. Pet fee (dogs and cats) was I think $700; not sure if that's refunded or not. My leasing consultant (Diana) was totally stellar and made it incredibly painless. Why isn't everywhere like this...?

Cons:

It's a bit expensive but the service and amenities make it work forme. I read the reviews about 10% yearly hikes which would make it unworkably high, but I'm hoping that was just at the opening to fill the units.

submitted three maintenance requests, which were all addressed promptly. I asked that the hallways be checked more frequently. It seems that little pieces of lint, paper etc, make the hallway look unkept. This issue was addressed immediately and I was connected to be assured that it would be

Current Tenant: > 5 Years

Pros:

This is the 4th NYC building I have lived in the past 10 years, and it is hands-down the best! I have looked at dozens of building in Manhattan and Brooklyn and this is the best I have found in my pricerange. I just renewed my lease for the third time. True, it's not perfect, but it's pretty good in most
areas and really outstanding in others. Only a few things are not so great:

OUTSTANDING:
- Staff: everyone, especially the front desk concierges - Patrick, Erdan, Gladys, Travis and Emil - the office staff, and maintenance are all very friendly, courteous and helpful.
- Routine Maintenance - work generally gets done quickly

- CLEANLINESS - no infestations! Yeah! This is a REALLY big deal in NYC, and can be a serious problem even in "good" buildings.

- ON SITE GYM: It's not cheap, and the machine maintenance and cleanliness could be improved, but it's really convenient to have it in the building

- CONVENIENT LOCATION: Near several trains

- APARTMENT SIZE - these apartments seem to be more spacious than most others in the same
price range with similar amenities

Cons:

NOT SO GREAT THINGS (but not quite bad enough to make me move)
- OUTSIDE NOISE - construction (will it ever end?), ambulances, cars honking
- but that seems to be everywhere in NYC. The problem is that the windows(?)and A/C unit in my apartment are not properly sealed against the noise. After several attempts by maintenance to fix this - and they have tried - I am starting to think it may be something I'll just have to live with...or not, if it gets worse.
- INSIDE NOISE - my upstairs neighbor is loud at times and his dog barks! I rarely hear my other neighbors. It can be loud in the summer when people open their windows and blast their music.
- Grocery Stores - you can get staples - packaged goods, etc. at the two nearby groceries, but if you like really FRESH food, you'll have to walk a bit to shop
-DOGS - I'm actually allergic, so I'm not a fan of so many dogs in the building, especially given the shedding issue - though many of the dogs are really cute!
